We are seeking a dedicated Project Manager to oversee construction projects from start to finish, ensuring that all work is completed on time, within budget, and to the client's specifications. The ideal candidate will have experience managing commercial renovations, expansions, and new construction projects valued between $1 million and $30 million.
Key Responsibilities:
- Plan, organize, direct, control, and evaluate construction projects from start to finish, ensuring adherence to the schedule, specifications, and budget.
- Manage all project facets, including commercial renovations, expansions, and new construction.
- Create and execute construction schedules and project work plans, monitoring progress and revising as necessary to meet changing requirements.
- Prepare contracts and negotiate revisions, changes, and additions with architects, consultants, clients, suppliers, and subcontractors.
- Manage changes in scope and prepare change orders for client approval.
- Ensure project health and safety planning and implement quality control processes to meet project requirements.
- Coordinate and communicate with subcontractors, addressing challenges such as delivery, labor, and scheduling.
- Lead team and client meetings, documenting and distributing minutes efficiently.
- Effectively manage project close-out, including addressing deficiencies, conducting client walkthroughs, and finalizing after-sales service and O&M manuals.
- Liaise with regulatory authorities to ensure compliance.
Financial and Administrative Responsibilities:
- Prepare and submit construction project budget estimates.
- Assist with project proposals and estimates, particularly for scope changes.
- Oversee the tendering and awarding of sub-trade contracts as necessary.
- Review and approve subcontractor progress billings and Synergy staff hours.
- Prepare client invoices and follow up on collections.
- Monitor project costs to budget and provide monthly profit estimates.
- Maintain up-to-date project files and ensure proper documentation for tracking tools and logs.
Client Relations:
- Set and manage client expectations while building strong relationships.
- Display a professional image with clients, consultants, suppliers, and subcontractors.
- Continually seek opportunities to enhance client satisfaction and develop long-term relationships.
Qualifications:
- A university degree in construction, engineering, or a related field, or a college diploma in construction technology.
- 3-5 years of experience in construction as a coordinator, estimator, or field worker.
- Proven track record of successfully completed projects (on time, within budget, and according to scope).
- P. Eng, CET, PMP, or Gold Seal certification preferred.
Skills & Abilities:
- Strong written and verbal communication skills.
- Experience in commercial construction projects, including industrial, office, retail, and institutional buildings.
- Familiarity with local building codes, materials, and construction standards.
- Proficiency in project scheduling tools (e.g., MS Project) and strong computer skills.
- Excellent teamwork, time management, and multitasking abilities.
- Leadership skills, with the ability to gain support for mutual objectives.
- Strong attention to detail and tact when dealing with challenging situations.
Working Conditions:
- The role may involve extended periods of computer work.
- A valid driver's license and access to a vehicle are required for travel to job sites in and out of town.
