Position Overview:

Project Managers run multiple renovation projects for custom residential AND light commercial projects.

Responsibilities include exceeding client expectations, site evaluation, vendor and subcontractor management, budgeting, costing extras, contract negotiation for all subs, vendors, consultants and contractors and the development of client relationships.

Knowledge of project controls, including information reporting and process management, is applied in day-to-day operations. Strong communication skills with all stakeholders is a key success factor for this position.

Organization, Good record keeping. Time management is crucial to success. Well-spoken and will take the lead in any situation. Asks for help when its needed. Asks questions.

Project Managers are responsible for managing the entire construction process from pre-construction through to project close, schedule, coordination, quality, procurement, etc.

• Blueprint understanding/ reading

• Negotiating with subcontractors

• Communicating with customers, subs, employees, and owners

• A RED seal is a bonus

• Customer service in the hospitality industry is a bonus

DETAILED DESCRIPTION of RESPONSIBILITIES:

Project Setup:

• Review budget estimate to ensure proper turnover and kickoff of the project.

• Establish overall project schedule. This schedule should account for long lead items, construction execution and should identify key milestone dates, such as inspections, owner requirements, move-in, etc.

• Maintain constant team communication with staff and homeowners

• Complete review of internal scopes, evaluate requests, and coordinate subcontractors

• Conduct & facilitate kickoff meetings, which include key stakeholders (staff, clients, subs)

Project Execution:

• Complete required paperwork for the permitting process

• Deliver change order information

• Provide end-of-week progress reports to the client and key constituents

• Permit inspections + engineer inspections

• Review and approve all subcontractor invoices within 48 hours of receipt.

• Review and approve employee timesheets for job weekly

• Continue to track and monitor changes.

• Review all job costs. Work with accounting for any discrepancies or errors encountered.

• Schedule operations meetings and make internal resources aware for planning and budgeting.

• Help track the labor usage vs. the estimated labor budgeted and modify as needed.

• Maintain responsibility for Quality and quality control

Project Close Out:

• Review checklists with team and ensure delivery of quality

• Complete the deficiency list and sign off

• Complete the required in-house office paperwork

• Ensure final walk-through with clients/owners and subs and address any final issues.

• Oversee timely turnover of warranty manuals, client contacts and relevant issues.

• Final inspections

Helping with the Business:

• Aid with the coaching and development of staff

• Participate in business development efforts as presented and made available -

• Network with key trade groups, prospective client referral sources, serving as an ambassador

• Contribute to marketing efforts - pictures

• Engage in ongoing training and development to ensure continuing industry knowledge
