As a Site Superintendent, you will join a strong team with responsibilities to plan, organize, direct and control the building aspects of the company and jobs in such a way as to meet company objectives of costs, quality, time and safety.

Under the general direction of the Project Manager, manage the construction site, deal with all Subcontractors and Suppliers, and execute all specifications stipulated on the drawings. You will also review and ensure the Subcontractors scope of work is performed in conjunction with the intent of the project.

In addition to the duties typically expected of a Site Superintendent, as the successful incumbent, you will be responsible to:

Schedule and coordinate the daily work of the Subcontractors and Suppliers and monitor progression in accordance with the project schedule, drawings, specifications, scopes of work, etc.
Oversee the coordination of site personnel.
Order construction materials and facilitate the delivery of building materials and equipment to meet the construction project schedule.
Write Superintendent Reports and submit a copy to the Project Manager.
Complete Purchase Order Request forms for miscellaneous site condition purchases for approval by the Project Manager.
Maintain a record of any changes decided on site.
Maintain an as-built drawing until completion of project.
Review drawings and summary sheets and address any questions and/or potential problems with the Project Manager.
Ensure that all utility work including hydro, gas, site services, telephone and cable is done in conjunction with the schedule of the project.
Conduct site meetings, take minutes and is responsible for distribution.
Conduct safety meetings, tailgate meetings, take minutes in accordance with the Occupational Health and Safety Act and submit to the Administrative Assistant for preparation, distribution and filing. Must get copies of Subcontractors own "tailgate" meetings and must do "Orientation" meetings with each worker on site. Everything regarding safety issues must be noted or minuted and copy forwarded to H/O for filing.
Contact the Consultants for site visits as required. Ensure the Building Envelope and Acoustical Consultants are on site for regular inspections.
Contact Building Inspectors for all required inspections including partial and full occupancy. Partial occupancy permit must be obtained for each unit no later than one (1) week prior to closing date.
Take responsibility for pre-PDI items, PDI items and delivers a deficiency free unit prior to closing date.
Accommodate the Subcontractors and Suppliers, plan deliveries, coordinate street & boulevard closings with the City, ensure traffic control, coordinate hoisting facilities, etc
Ensure digital pictures are taken daily to show the progression of work on site.
Maintain a clean, organized and safe construction site at all time.
Participate in establishing goals and objectives for the construction project.
Participate in the pre-construction planning.

Planning:

Participate in the pre-job planning process
Participate in establishing goals and objectives for the field operations of the company
Oversee planning and use of resources
Assure the planning process is followed
Prepare job descriptions for team members
Coordinate and plan with clients

Organizing:

Oversee the organization of the field operations
Ensure expectations are clear, effective and efficient
Ensure the field is clean and organized
Make recommendations for organizational changes
Support Client asks (such as access or storage space)

Directing:

Troubleshoot difficult construction problems
Establish ways to motivate and keep team / subcontractors / suppliers and service providers' morale at a high level
Review with direct reports periodically and make recommendations for improvements and wage adjustments
Give directions to direct reporting managers to help them better manage their teams

Controlling:

See that construction cost targets are met
Help establish strategies and action plans to beat the budget
Establish action plans and oversee such plans as to achieve project goals
Make sure job cost feedback is furnished to direct reports
Oversee the terms and conditions of construction agreements
Oversee job schedules and makes sure that they are updated and reported
Make sure Client satisfaction is high

Qualifications & Competencies

Ideal candidates will have a minimum 10 years work experience in residential construction, including:

Ability to create a safe and respectable work environment
Sound knowledge of common practices used within the residential construction field
Strong communication skills
Problem solving and decision making skills
Commitment to quality
Effective listening skills
Capable of motivating and managing on site construction workers
Strong leadership skills including engagement and team building skills
Ability to manage priorities and work to critical time lines
Good knowledge of the O.B.C.
Current certification of : MOL Health & Safety Rep - WHIMIS - Fall Protection - Gas & Propane Handling - Basics of Supervising
Good knowledge of computer software such as Microsoft Word, Excel, Outlook, Project
Must be based within the Ottawa, ON or greater regions.
Must be a Canadian citizen or permanent resident.
