Our client Five Rivers Property Management Group is a licensed condominium management firm based in Guelph, Ontario, serving Wellington County and the Waterloo Region. They offer a flexible hybrid home/office schedule and support a healthy work–life balance.

They are currently seeking an experienced General License Condominium Manager to join their growing team. This role is ideal for someone who enjoys variety, problem-solving, relationship building, and supporting condominium communities with professionalism and care.

As a General License Condominium Manager, you will oversee the day-to-day management of a portfolio of condominium properties while working closely with Boards of Directors to support strong governance, timely communication, and effective property operations.

Role Summary

This position requires a Condominium Manager General License in good standing with the CMRAO. General Licensees can provide condominium management services without supervisory requirements and may supervise Limited Licensees.

Key responsibilities

  • Manage day-to-day operations for a portfolio of condominium communities.
  • Act as a key point of contact for Boards of Directors, owners, residents, contractors, and service providers.
  • Coordinate maintenance, repairs, inspections, service contracts, and project work.
  • Prepare meeting packages, attend Board and owner meetings, and support accurate follow-up.
  • Support budgeting, invoice review, financial reporting, reserve fund planning, and audit coordination.
  • Prepare notices, newsletters, status certificates, and other condominium communications as required.
  • Help ensure compliance with condominium documents, applicable legislation, and board-approved policies.
  • Provide after-hours emergency response and follow-up as needed.
  • Attend board meetings after hours

Requirements

Requirements
  • Condominium Manager General License in good standing with the CMRAO
  • Reliable vehicle and valid driver's license
  • Availability for evening meetings and after-hours emergencies
  • Proficiency with Microsoft Outlook, Word, and Excel
