About the Role

We're growing - and we're looking for a commercial real estate professional who knows how to find opportunities, build landlord relationships, and get strong retail deals moving.

As our Senior Manager, Real Estate and Development, you'll own the top of our expansion funnel, with Ontario as a key priority market. You'll use an established network of landlords, developers, brokers, and industry contacts to uncover opportunities, assess their potential, and advance the strongest sites toward a deal.

This is a role for someone who understands retail commercial real estate from the inside: where opportunities come from, what makes a landlord relationship work, how to evaluate lease economics, and when a site is worth pursuing - or walking away from.

This is a remote role for a candidate based in Ontario. You'll also support expansion opportunities in British Columbia and Alberta, working closely with leadership, legal, finance, operations, construction, and design to turn the right opportunities into new stores.

What You'll Do
  • Own the real estate opportunity pipeline, with a strong focus on sourcing and advancing new locations throughout Ontario.
  • Use your existing relationships with commercial landlords, developers, leasing teams, and brokers to uncover marketed, pre-market, and off-market retail opportunities.
  • Develop new landlord and broker relationships while strengthening Inspired Cannabis' presence within the commercial real estate community.
  • Source opportunities through direct landlord outreach, broker networks, property owners, market intelligence, industry contacts, and targeted prospecting.
  • Evaluate potential sites for commercial and cannabis-specific viability, including location quality, visibility, access, trade area, competitive environment, lease economics, zoning considerations, and licensing feasibility.
  • Conduct market and trade-area analysis using demographics, traffic patterns, competitor density, customer demand, and potential cannibalization against our existing network.
  • Identify acquisition opportunities involving existing cannabis retailers, licensed locations, or other strategic real estate opportunities.
  • Lead early-stage deal discussions and support the negotiation of LOIs, lease terms, landlord work, inducements, conditions, and other commercial terms alongside leadership and legal counsel.
  • Build clear site recommendation packages that bring together deal terms, comparable rents, market insights, financial considerations, risks, and a clear go/no-go recommendation.
  • Maintain a disciplined, prioritized pipeline so leadership has visibility into opportunities, next steps, risks, and timing.
  • Monitor market and regulatory developments that may create new expansion opportunities.
  • Partner closely with operations, finance, legal, construction, and design to complete due diligence and hand off approved opportunities smoothly.
  • Stay connected to the market - anticipating where opportunities are developing rather than waiting for listings to appear.
What You'll Bring
  • 7+ years of progressive commercial real estate experience, ideally within retail leasing, tenant representation, retail development, site selection, or multi-unit expansion.
  • Significant experience working directly with commercial landlords, developers, property owners, leasing representatives, and brokerage teams.
  • An established, active commercial real estate network in Ontario and the ability to use those relationships to identify and advance opportunities.
  • A demonstrated track record of sourcing retail locations and moving opportunities through site selection, LOI, lease negotiation, and due diligence.
  • Strong understanding of retail lease economics and the ability to evaluate rents, inducements, landlord contributions, operating costs, term structures, and other key deal considerations.
  • Strong negotiation skills and sound commercial judgment-you know when to push, when to find another path, and when a deal no longer makes sense.
  • Strong analytical skills and the ability to turn market, financial, and real estate information into a clear recommendation.
  • Confidence presenting opportunities and recommendations to senior leaders.
  • The ability to manage multiple active opportunities and stakeholders without losing sight of the details.
  • A proactive, ownership-oriented approach: you build relationships before you need them, notice what's changing in the market, and keep opportunities moving.
  • A valid driver's licence and willingness to travel regularly for site visits, meetings, and market tours.
Nice-to-Haves
  • Existing landlord, developer, and broker relationships in British Columbia and/or Alberta.
  • Experience in cannabis retail or another regulated, location-sensitive retail environment.
  • Familiarity with cannabis retail site-selection considerations across Ontario, British Columbia, or Alberta.
  • Experience acquiring existing retail businesses or licensed locations.
  • Experience with GIS, mapping, location analytics, or site-selection platforms.
  • Post-secondary education in commercial real estate, business, finance, planning, or a related field.

Compensation & Location
  • Compensation: $100,000-$120,000 annually, plus incentives.
  • Location: Remote within Ontario. The successful candidate must be based in Ontario and available for regular travel throughout the province
