Manager, Real Estate
The Manager, Real Estate supports the Director, Real Estate & Tenant Services and is responsible for the day-to-day management of the Halifax Port Authority's diverse real estate portfolio which can include marine, industrial and commercial properties. This role oversees lease administration, tenant relations, property transactions, financial and compliance matters, and supports initiatives that optimize the value of HPA's assets and advance port-related economic growth. The position provides leadership within the Real Estate team and works collaboratively across the organization and with external stakeholders to support operational excellence, sustainability, and strategic objectives.
What You'll Do:
- Manage HPA's diverse real estate portfolio, including leases, transactions, compliance, tenant inquiries, and site inspections
- Lead lease administration activities, including negotiations, renewals, ownership verification, registry and title searches, and expressions of interest or proposal calls
- Build and maintain strong tenant and stakeholder relationships, responding to issues and ensuring timely follow-up and resolution
- Collaborate with internal departments and external contractors to manage service agreements, property maintenance, and operational requirements
- Lead preparation of the Real Estate revenue budget, CAM budgets, and related financial tracking, ensuring accuracy within HPA's financial systems
- Support Payments in Lieu of Taxes (PILT) processes by liaising with valuation authorities, municipal partners, and internal finance teams
- Review legal, insurance, and real estate documentation to ensure HPA's interests are protected
- Contribute to strategic planning, Board submissions, and initiatives that maximize the value of HPA's assets and support port development
- Provide leadership to direct reports and participate on cross-functional and inter-departmental teams
- Ensure compliance with occupational health and safety requirements, as well as environmental policies and the Environmental Management System (EMS)
What You Bring:
- A bachelor's degree in business or a related field
- A minimum of five (5) years of progressive experience in the real estate industry, involving commercial, industrial, or infrastructure-related assets
- Strong knowledge of lease administration, property transactions, budgeting, and contract management
- Enhanced attention to detail, with the ability to diligently manage complex documentation while identifying risks and ensuring accuracy across records and approvals.
- Excellent communication skills, with the ability to engage effectively with tenants, government agencies, consultants, and internal teams
- Sound judgment and decision-making skills, with the ability to prioritize work and manage competing demands
- A collaborative, relationship-focused approach grounded in professionalism and integrity
- Proven negotiation and project management capabilities
- Leadership skills with a continuous improvement mindset and the ability to adapt in a dynamic environment
- Willingness to travel locally to HPA-managed properties and occasional flexibility in work hours as required
