Role Description:
As the Senior Manager, Residential Services, you will provide leadership for the residential portfolio of over 1300 units focusing on leasing, marketing and digital presence, rental and tenancy administration as well as compliance, and consistency across the various assets. While Property Managers focus on building-level, day-to-day field operations, this role provides centralized, office-based leadership that emphasizes strategic progress, consistency, and accountability across the organization's growing portfolio. You will be responsible for monitoring performance, identifying trends and risks, and establishing clear frameworks that support operational excellence.

Your responsibilities will include:
- Overseeing portfolio-wide residential leasing performance, including monitoring vacancy levels, leasing velocity, and tenancy-related risk;
- Providing support for the full tenant lifecycle, including applications, approvals, renewals, and notices;
- Lead resident engagement strategy, including events, amenities programming, and community initiatives strengthening resident retention while supporting a positive culture across Westwood's residential communities;
- Establishing and maintaining consistent leasing standards, policies, procedures, and documentation across the portfolio;
- Provide leadership and guidance on residential tenancy matters across the portfolio, ensuring consistent application of legislation, documentation, and best practices.
- Oversee residential marketing, advertising, and digital platforms including property websites, Rental listing platforms, and social channels as well as develop and manage content, promotions, and community storytelling to support lease-ups, renewals, and brand positioning ensuring all residential properties are accurately and attractively represented online;
- Leading and mentoring a centralized, office-based Residential Services team comprised of leasing professionals and property administrators;
- Work closely with Property Management Operations, Accounting, and Ownership to align residential strategy with operational execution in order to drive consistency, identify trends, and implement improvements across buildings and teams;
- Participate in budgeting, forecasting, and planning related to residential performance. Compile and present residential portfolio reports to senior leadership, ensuring visibility into leasing performance, compliance, and emerging issues.
Your Qualifications:
As the ideal candidate, you bring a strong background in leasing, marketing and tenancy oversight within a large residential portfolio, with the ability to step back from day-to-day operations and focus on consistency and standards. You approach your work with composure and structure, providing clear direction while allowing teams to operate effectively. Known for your customer-first mindset and sound judgment, you are a seasoned property management professional who's committed to tenant satisfaction while delivering consistent financial results.
Qualifications include:
- 5+ years of experience in residential property management, leasing leadership, tenancy oversight, or a related role;
- Experience providing leasing and tenant expertise across multiple properties or within a large portfolio environment;
- Proficiency in residential tenancy legislation, compliance, or other regulated environments;
- Experience leading & mentoring leasing or property administration teams;
- Level-headed & collaborative leadership style;
- Comfortable empowering leasing and on-site teams to make decisions;
- Strong written communicator, particularly in policies, guidance, and tenancy notices;
- Skilled at designing scalable systems and processes to proactively prevent issues;
- Experienced in managing multi-property portfolios or working within a team-oriented, collaborative property management structure.
