About the Role

We are seeking two Property Managers to join our Condominium & Residential division. This role is well suited to strong communicators who are self-directed, highly organized, and comfortable managing multiple competing priorities in a fast-paced environment.

Successful candidates bring a professional, responsive, and solutions-oriented approach, building strong relationships with Boards, owners, and residents while ensuring properties are well-managed and financially sound. Portfolio scope, complexity, and compensation will be aligned based on experience.

Key Responsibilities

As Property Manager, you will be responsible for the overall oversight of a portfolio of condominium and residential properties. This role requires strong judgment, organization, and communication skills to effectively balance financial management, stakeholder relationships, and day-to-day operations in a dynamic environment.

Portfolio, Financial & Governance Oversight

  • Oversee day-to-day operations of condominium and residential portfolios
  • Prepare and manage operating budgets; review financial statements and receivables
  • Support reserve fund planning and capital projects
  • Act as liaison between Condominium Boards, owners, and residents
  • Prepare for and attend Board meetings and Annual General Meetings
  • Implement Board decisions in accordance with the Nova Scotia Condominium Act

Operations, Compliance & Risk

  • Coordinate maintenance, inspections, and vendor services
  • Manage contractors, service providers, and tenders
  • Ensure compliance with the Nova Scotia Residential Tenancies Act, municipal bylaws, and safety regulations
  • Identify risks, support emergency response, and maintain organized records

Client & Stakeholder Relations

  • Respond to inquiries and issues in a timely and professional manner
  • Balance diplomacy with sound judgment and decisiveness
  • Address bylaw, policy, and lease compliance matters
  • Maintain clear, consistent, and professional communication

On-Call & After-Hours Support

  • Participate in a shared on-call rotation (approximately every 6-7 weeks)
  • Serve as first point of contact for true emergencies (triaged through a call centre)
  • Attend occasional evening meetings and AGMs (with flexible scheduling)

Experience & Qualifications

  • Previous experience in property management (Condo & Residential) is required to be successful in this role
  • Familiarity with the Nova Scotia Residential Tenancies Act
  • Ability to read and effectively interpret financial statements and follow legal documentation with confidence and accuracy
  • Post-secondary education (college or university) is considered an asset
  • Experience with property management software (Yardi)
  • Valid driver's license and reliable vehicle required
  • Ability to work primarily in-office with regular on-site building visits
  • Preference will be given to candidates located in the Atlantic Canadian region
