Horizon Health Network in beautiful New Brunswick is looking for a Community Lease Space Planner to join our team!

Horizon Health Network (Horizon) is seeking a Community Lease Space Planner. The Community Lease Space Planner is responsible for supporting the Director, Community Infrastructure & Leasing (CIL) in managing leased space for Horizon Health Network. This role involves working closely with tenants to assess their space requirements, evaluating potential leasing sites, drafting preliminary space concepts, and ensuring compliance with building codes and leasing standards. The position plays a critical role in optimizing leased spaces to meet operational and functional needs while adhering to regulatory requirements and supporting Horizon's Transformative Community Care strategy.

Who you are

You have a minimum of 3 years experience in space planning, leasing, facilities management, or similar fields and have a diploma or degree in Architecture, Interior Design, Engineering, Facilities Planning, Real Estate, or a related field.

You have:

Technical Skills:

  • Proficiency in AutoCAD, Revit, or other space planning software is an asset.
  • Knowledge of building codes, fire and life safety standards, and accessibility requirements.
  • Experience with lease agreements, space acquisition policies, and fit-up projects.

Soft Skills:

  • Strong analytical and problem-solving skills.
  • Excellent communication and collaboration abilities.
  • Ability to manage multiple projects and prioritize tasks effectively.

Other Requirements:

  • Valid driver's license and willingness to travel within the region.

Written and spoken competence in English is required at an advanced level

What you will do

  1. Space Planning & Tenant Coordination
    • Collaborate with tenants (Horizon departments) to assess space requirements based on program needs, workflow, and functionality.
    • Develop space requirement documentation, including square footage needs, layout preferences, and special considerations.
    • Assist in space optimization by recommending layouts that improve efficiency and functionality.
  2. Site Evaluation & Concept Development
    • Conduct site visits to evaluate potential lease spaces, assessing suitability for intended use.
    • Develop preliminary space concepts, sketches, and layouts based on tenant needs and site constraints.
    • Work with architects, engineers, and contractors to refine space planning concepts as required.
    • Identify any required modifications, renovations, or fit-ups to ensure the space meets operational and regulatory needs.
  3. Lease Compliance & Building Code Adherence
    • Ensure that all potential lease sites meet applicable building codes, fire and safety regulations, and accessibility standards.
    • Work closely with the Director, CIL to confirm that all leased spaces align with Horizon Health Network's and provincial leasing policies and space acquisition procedures.
    • Identify and document any compliance issues with prospective lease spaces, ensuring deficiencies are addressed before occupancy.
  4. Leasing Support & Documentation
    • Assist the Director, CIL in preparing reports, proposals, and documentation related to leasing activities.
    • Support lease negotiations by providing space planning insights and ensuring terms align with operational needs.
    • Maintain accurate records of space requirements, lease terms, and fit-up project progress.
  5. Fit-Up & Move Coordination
    • Work with contractors, landlords, and Horizon teams to ensure fit-up work aligns with approved design plans.
    • Conduct site inspections to verify that construction or modifications meet agreed-upon specifications.
    • Assist in coordinating tenant moves, ensuring a smooth transition into new leased spaces.
  6. Stakeholder Engagement & Communication
    • Serve as a key liaison between tenants, landlords, contractors, and the Leasing Department.
    • Provide recommendations to improve the efficiency and effectiveness of leased spaces.
    • Assist in resolving any space-related issues that arise during the leasing process.
