Role Description:
The Director of Operations will lead the day-to-day management of Ross Ventures' diverse real estate portfolio, ensuring all properties operate at the highest standards of safety, functionality, and tenant satisfaction. This role oversees building operations, facilities planning, preventative maintenance, and capital project execution. You will take primary responsibility for operational performance, technical systems oversight, vendor and contractor management, and the implementation of systems that strengthen risk management and support long-term asset value.

Your responsibilities will include:

• Oversee day-to-day building operations across the portfolio, ensuring safe, efficient, and reliable performance;
• Lead the maintenance team through the Maintenance Manager, ensuring preventative maintenance programs are executed and documented;
• Develop and maintain a multi-year capital plan forecasting major repairs, replacements, and upgrades;
• Manage capital projects, including base building upgrades, renovations, and system replacements, from planning to completion;
• Ensure ongoing compliance with life safety, accessibility, environmental, insurance, and regulatory requirements;
• Oversee inspections, audits, and compliance reporting, addressing deficiencies promptly;
• Negotiate and manage service contracts for maintenance, repair, and operational support; monitor vendor performance and enforce service-level agreements;
• Use and maintain operational software to track work orders, maintenance schedules, inspections, and capital projects, and provide regular reporting to the VP, Finance & Operations;
• Recommend operational improvements based on data, inspections, and tenant feedback;
• Mentor and guide the Maintenance Manager and operations staff, fostering a culture of accountability, safety, and collaboration.

Your Qualifications:
As the ideal candidate, you're passionate about real estate that balances high-quality development with meaningful community engagement. You have extensive experience leading real estate operations within a mixed-use portfolio. You are entrepreneurial and strategic in nature, and not afraid to use technology to your advantage. You are a proven leader who has experience implementing change while building strong and resilient teams.

Your qualifications include:

• Bachelor's degree in engineering, construction, facilities management, or related field (or equivalent experience);
• 10+ years of progressive experience in building operations or facilities management, preferably in mixed-use, commercial, and/or multi-residential portfolios;
• Strong technical knowledge of building systems, preventative maintenance, and capital project management;
• Experience with operational compliance and risk management;
• Skilled in vendor and contract management;
• Proficiency in operational and maintenance software tools;
• Strong organizational skills and attention to detail;
• Effective leadership and communication skills.
