About Our Opportunity

Under the direction of the Maintenance Supervisor, the Maintenance Lead Hand is responsible to assist in carrying out the day-to-day maintenance requirements of the NSPHA to the units administered by Western District and ensure they are maintained in a good state of repair. The incumbent's main responsibility will be a working lead hand to assist other maintenance staff in actual maintenance functions when required by Maintenance Supervisor and to supervise and monitor the progress of specific jobs, oversee maintenance and painting staff, carry out inspections of NSPHA units and projects as directed by the Maintenance Supervisor and to carry out the responsibilities of the Maintenance Supervisor in their absence.

Responsibilities
  • Carry out inspections of vacated units and recommend necessary work and timelines to refurbish unit in preparation for occupancy.
  • Carry out inspections of NSPHA units and buildings for the purpose of routine maintenance, major renovations, retrofit and repair programs and capital replacement programs, i.e., inspections for fire safety purposes.
  • Assign and oversee maintenance work assignments to staff including follow up to ensure that work assignments are successfully and satisfactorily completed and ensuring that maintenance work is attended to in an expeditious and economical manner.
  • Direct and inspect routine work and workmanship of contractors to ensure performance is in accordance with specifications and quality standards.
  • Initiate purchase orders and work orders for goods/services required for routine maintenance.
  • Supervise the property maintenance and janitorial services and ensure a high level of cleanliness, orderliness and safety is maintained in the assigned building(s).
  • Act as a working lead hand to perform actual maintenance duties such as but not limited to; cleaning, grounds, plumbing, carpentry, painting, repair, moving appliances for replacement, and any other such maintenance duties as directed by the Maintenance Supervisor.
Qualifications
  • Grade 12 or its equivalent plus five years' experience in building and property maintenance or related field and experience leading teams.
  • Good knowledge of building construction and maintenance repairs with specific knowledge of plumbing, carpentry, and electrical systems.
  • Good knowledge of planned maintenance procedures as well as an awareness of building codes, municipal by laws, Provincial Acts and Regulations such as Workers' Compensation Act, Occupational Health and Safety Act and appropriate fire regulations and the Collective Agreement.
  • Competency with desktop applications such as Microsoft Office.
  • Possess current Emergency First Aid and WHMIS certifications.
  • Possess a valid Nova Scotia driver's license with access to a reliable vehicle for work purposes.

Assets

  • Certificate of qualification under the Apprenticeship and Tradesman's Qualifications Act of the Province of Nova Scotia or interprovincial certification (Red Seal Journeyperson certification).
  • Ability to read blueprints.
  • Competency with Yardi Property Management software.

Competencies required at this level of work are Organization, Time Management, Problem Solving and Communication.
