Job Overview:

Reporting to the Project Director, the Senior Project Manager leads the delivery of complex, multi-million-dollar mechanical construction projects across the commercial, institutional, and district energy sectors.

As a key representative of Division 15, you will build strong relationships with clients, general contractors, trades, and suppliers, bringing your technical expertise and sound judgment to solve complex challenges and keep projects moving forward. You will take ownership of project performance, ensuring projects are delivered safely, on schedule, within budget, and to the exceptional quality standards Division 15 is known for.

Beyond managing your own projects, you will play an important leadership role in mentoring and developing Project Managers and Project Coordinators, sharing your knowledge and helping strengthen the capabilities of our broader project team.

This is a challenging, hands-on role with significant responsibility, but also the opportunity to lead impressive projects, solve meaningful problems, develop future leaders, and take pride in what you and your team accomplish.

Key Responsibilities:

Project Leadership & Delivery

  • Lead the successful execution of complex, multi-million-dollar mechanical construction projects from award through completion and closeout.
  • Develop and manage project schedules, budgets, resources, and deliverables to ensure projects are completed safely, on time, within budget, and to Division 15's high-quality standards.
  • Proactively identify project risks, anticipate challenges, and implement solutions to keep projects on track.
  • Collaborate closely with the Construction Manager, Superintendents, Forepersons, Estimators, and other internal teams to optimize project execution.

Financial & Contract Management

  • Take ownership of project financial performance, including budgeting, cost control, forecasting, and profitability.
  • Manage project contracts, change orders, purchase orders, and subcontractor agreements, ensuring contractual obligations are met and commercial risks are managed.
  • Lead the preparation, negotiation, and resolution of change orders, working to protect the company's financial interests while maintaining strong client relationships.
  • Monitor project costs, progress, and performance, identifying opportunities to improve efficiency and profitability.

Procurement & Resource Coordination

  • Oversee procurement planning and supplier relationships to ensure materials, equipment, and subcontracted services are secured at competitive prices and delivered in alignment with project schedules.
  • Work closely with the Construction Manager and field leadership to coordinate labour, equipment, and other resources to meet project requirements.
  • Identify opportunities to leverage Division 15's in-house BIM and prefabrication capabilities to improve constructability, productivity, and project outcomes.

Client Relations & Business Development

  • Serve as a key representative of Division 15, building and maintaining strong relationships with clients, general contractors, consultants, trades, suppliers, and industry partners.
  • Lead the resolution of complex project challenges through collaboration, sound judgment, and effective negotiation, while maintaining strong stakeholder relationships.
  • Identify and pursue opportunities for repeat business and new projects, collaborating with senior leadership and the estimating team as appropriate.
  • Represent Division 15 at industry events, networking functions, and client engagements, including occasional evenings and weekends.

Required Competencies and Qualifications

  • Minimum of 5 years' project management experience in the construction industry, preferably in mechanical construction.
  • Demonstrated success managing complex, multi-million-dollar construction projects involving multiple trades and stakeholders
  • Post-secondary education in Mechanical Engineering or a related discipline, or an equivalent combination of education and relevant industry experience.
  • Strong financial acumen, including experience with project budgeting, cost control and forecasting.
  • Excellent problem-solving skills with the ability to manage competing priorities and meet project deadlines
  • Strong interpersonal, communication and negotiating skills, with the ability to build effective relationships with clients, contractors, suppliers and internal teams.
  • Strong English communication skills, both written and verbal, with the ability to exercise sound judgment, take initiative, solve problems, and communicate clearly with team members, supervisors, and project stakeholders.
  • Ability to read and interpret construction drawings and specifications.
  • Able to work as part of a team.
  • Proficiency with construction management software; experience with Procore and Accubid Enterprise is preferred.
  • Valid Class 5 driver's license and reliable vehicle to travel to and work at project sites throughout the Lower Mainland. While most projects involve a combination of office and site-based work, some may require full-time on-site presence.
