Our client, an established real estate organization is seeking a Director, Commercial Property Management to provide strategic leadership and operational oversight across a substantial commercial portfolio in Calgary. The expansive portfolio comprises predominantly industrial assets, complemented by a smaller office and retail portfolio. This role offers the opportunity to influence portfolio performance, strengthen client relationships, and lead an established property management team.

The Director will oversee property management strategy, financial performance, tenant experience, and operational standards across the portfolio. The successful candidate will work closely with internal stakeholders, ownership representatives, tenants, and operational leadership to ensure assets are managed effectively and aligned with broader investment and business objectives.

This is a senior leadership opportunity for a commercially minded real estate professional who combines strong financial and operational expertise with an engaging, people-focused management style. The ideal candidate is approachable, adaptable, and forward-thinking, with a genuine interest in developing teams, encouraging collaboration, and finding practical solutions to complex challenges.

The position is based full-time in a downtown Calgary office, five days per week.

Key Responsibilities:

  • Portfolio Strategy and Performance: Provide strategic oversight of a diverse commercial real estate portfolio, identifying opportunities to improve asset performance, increase revenue, manage operating costs, reduce tax exposure, and implement value-enhancement initiatives.
  • Financial Planning and Reporting: Lead the development and review of annual budgets, business plans, financial forecasts, operating reports, and variance analyses. Ensure financial results are monitored effectively and aligned with ownership objectives.
  • Team Leadership and Development: Lead, mentor, and support a team of property management professionals. Establish clear expectations, encourage accountability, provide constructive feedback, and support ongoing professional development.
  • Ownership and Client Relationships: Maintain productive relationships with ownership groups, providing clear communication, sound recommendations, and strategic insight into portfolio performance, operational priorities, and emerging opportunities.
  • Cross-Functional Collaboration: Work closely with leasing, asset management, accounting, general management, and operations and maintenance leadership to coordinate priorities, address challenges, and ensure property-level execution supports broader portfolio objectives.
  • Tenant Experience and Service Delivery: Promote positive tenant relationships through proactive communication, responsive issue resolution, consistent service standards, and a commitment to maintaining well-managed, high-performing properties.
  • Operational Excellence: Provide strategic direction on property operations, ensuring assets are managed efficiently and consistently. Partner with operational, construction and maintenance teams to support service quality, building performance, and effective resolution of operational matters.
  • Risk Management and Compliance: Maintain appropriate oversight of safety, security, regulatory compliance, governance, and risk management practices to protect tenants, clients, property assets, and the organization's reputation.
  • Continuous Improvement: Identify opportunities to improve processes, strengthen reporting practices, introduce effective management procedures, and implement industry best practices across the portfolio.
  • Sustainability and Corporate Responsibility: Support responsible property management practices that promote sustainability, operational integrity, and long-term asset value.
  • Strategic Initiatives and Special Projects: Lead or contribute to projects and initiatives that enhance portfolio performance, improve organizational effectiveness, and support evolving business and ownership priorities.
  • Leadership Culture: Foster a positive, collaborative, and solutions-oriented team environment. Encourage open communication, flexibility, shared problem-solving, and the exchange of ideas while balancing individual development with business performance.

Key Qualifications:

  • Education and Professional Designations: Post-secondary education in a relevant discipline, such as real estate, business, or property management. A Certified Property Manager (CPM) and/or Real Property Administrator (RPA) designation is preferred, supported by relevant industry training, leadership development, or professional courses.
  • Licensing: A valid Real Estate Council of Alberta (RECA) Property Management license in good standing is required, or the ability and willingness to obtain the appropriate license promptly. Candidates who otherwise strongly align with the role will be considered if they can secure the required licensing within a short timeframe.
  • Industry Experience: At least 10 years of experience in commercial real estate, with a substantial background in property management, hands-on portfolio oversight, and responsibility for multiple properties. Experience managing industrial assets is particularly valuable.
  • Leadership Experience: Demonstrated success leading property management professionals, providing mentorship, managing performance, and creating an environment where employees feel supported, engaged, and accountable.
  • Financial Acumen: Strong knowledge of commercial property financial management, including budgeting, forecasting, financial reporting, variance analysis, operating expense management, and the evaluation of portfolio performance.
  • Portfolio and Stakeholder Management: Experience managing complex portfolios, balancing competing priorities, and maintaining effective relationships with tenants, clients, ownership groups, senior leadership, and cross-functional teams.
  • Strategic and Analytical Thinking: Strong problem-solving, analytical, and decision-making skills, with the ability to assess complex situations, exercise sound independent judgment, and develop practical, commercially focused solutions.
  • Organizational Effectiveness: Excellent planning and organizational abilities, including the capacity to manage multiple initiatives, prioritize competing demands, adapt to changing requirements, and deliver results in a fast-paced environment.
  • Communication and Relationship Building: Strong written and verbal communication skills, with the ability to influence stakeholders at various levels, build trust, and communicate effectively with both internal and external partners.
  • Leadership Approach: An approachable, outgoing, and collaborative leadership style. The successful candidate will be flexible, future-focused, and open to different perspectives, with the ability to build consensus and guide teams without relying on a rigid or overly directive management approach.
  • Technology Skills: Advanced proficiency in Microsoft Office, including the ability to work confidently with financial information, reporting tools, and business documentation.
  • Employment Screening: Successful completion of a criminal background verification check is required.
  • Work Arrangement: Ability to work full-time from the organization's downtown Calgary office, five days per week.

Compensation:

The successful candidate will receive competitive compensation package including a base salary between $140,000-$180,000 dependent on experience, healthy performance-based bonus, comprehensive benefit package + a host of other perks and incentives.
