Full-Time | Toronto Condominium Building
A well-established Toronto condominium corporation is seeking a capable, dependable and technically minded Live-In Building Superintendent to oversee the day-to-day operation and maintenance of the property.
This is a hands-on building operations position intended for someone who understands building systems, takes pride in preventive maintenance, can coordinate contractors and is comfortable working with residents and modern building technology.
The successful candidate will be employed directly by the Condominium Corporation and will report to the Property Manager.
Compensation
• $60,000 annual base salary
• Private one-bedroom plus office superintendent suite provided as part of the compensation package
• Parking included
• Performance bonus of up to $5,000 annually
• Additional compensation for qualifying after-hours emergency responses
• Additional compensation for Saturday move-in/move-out attendance at $25/hour, minimum 4 hours
• Corporation-provided tools, cellphone, equipment and required training
The Superintendent suite is a private residence and is not a Management office.
Hours
This is a full-time, 40-hour-per-week position, primarily during the regular work week.
Some flexibility in the daily schedule is required to accommodate building operational requirements, including early-morning waste and recycling service, contractor access and other scheduled building activities.
There are no regularly scheduled weekend hours; however, the Superintendent may occasionally be requested to assist with scheduled Saturday move-ins/move-outs for additional compensation.
The Superintendent may also be contacted regarding defined building emergencies outside regular working hours.
Key Responsibilities
The Superintendent will be responsible for the day-to-day operational condition of the property, including:
• conducting regular inspections of mechanical rooms, building equipment, common areas, parking garage, exterior areas and other building systems;
• completing and documenting daily, weekly and monthly preventive-maintenance inspections;
• identifying deficiencies and promptly reporting them to Property Management;
• developing familiarity with building systems and recognizing abnormal equipment conditions;
• performing basic equipment resets and limited troubleshooting where trained and appropriate;
• performing minor handyman work in the common elements, including minor repairs, adjustments, patching, painting and touch-ups;
• coordinating contractors, providing access and monitoring work being performed;
• documenting contractor work and reporting incomplete or deficient work to Management;
• monitoring building supplies and advising Management when materials are required;
• assisting with move-ins and move-outs, elevator preparation and post-move inspections;
• maintaining and managing waste and recycling operations, including bins and the compactor room;
• maintaining cleanliness of the compactor room, parking garage litter areas, mechanical areas and building perimeter as required;
• monitoring and responding to appropriate resident service requests;
• assisting with visitor parking, access cards/fobs and other building operational matters;
• operating and monitoring CCTV, access-control and other building technology;
• maintaining clear electronic records and communicating regularly with Property Management; and
• responding to defined building emergencies when available.
Note: A separate full-time cleaner is employed by the Corporation.
Building Systems and Technical Responsibilities
The successful candidate should be comfortable working around and understanding the general operation of systems such as:
• HVAC and heating equipment;
• pumps and domestic water systems;
• domestic hot-water equipment;
• electrical equipment;
• elevators;
• garage-door systems;
• drainage and sump systems;
• fire and life-safety equipment;
• access-control systems;
• CCTV systems;
• garbage and compactor equipment; and
• other common high-rise building systems.
The Superintendent will not be expected or permitted to perform work requiring a licensed trade or specialized technical qualification. Licensed or specialized work will be performed by qualified contractors.
Technology and Communication
Strong technology skills are important to this position.
The Superintendent must be comfortable using:
• email;
• resident and property-management portals;
• service-request and ticketing systems;
• CCTV systems;
• access-card and fob systems;
• electronic inspection forms;
• digital photographs and documentation; and
• other building-management technology.
The successful candidate must also be able to communicate clearly and professionally with residents, contractors and Property Management, both verbally and in writing.
Resident Service
The Superintendent will interact regularly with residents and is expected to provide courteous and professional assistance with building-related operational matters.
The Superintendent is not responsible for performing private repair or handyman work for individual owners or residents, whether paid or unpaid.
Rule violations and resident disputes are to be documented and reported to Property Management rather than independently enforced by the Superintendent.
Preferred Qualifications
The ideal candidate will have:
• previous condominium, high-rise residential, rental-building or building-operations experience;
• strong mechanical aptitude;
• good general handyman and maintenance skills;
• familiarity with high-rise mechanical and building systems;
• experience coordinating contractors;
• strong computer and technology skills;
• experience with CCTV and access-control systems;
• good written documentation and record-keeping skills;
• strong interpersonal and resident-service skills;
• ability to work independently and identify work requiring attention;
• WHMIS certification;
• First Aid/CPR certification; and
• a valid driver's licence as an asset.
What We Are Looking For
We are looking for someone who is proactive rather than reactive — an individual who routinely walks the property, checks building equipment, notices developing problems, documents deficiencies and follows matters through to completion.
The position requires someone who can combine practical building knowledge, technical aptitude, organization, technology skills and professional resident communication.
