Management

Construction Project Manager – Etobicoke, Ontario Full-Time Permanent Position Salary Range $90,000 to $130,000 negotiable dependent on experience Our General Contractor and Construction Management Client delivering commercial, multi-residential, hotel, and other construction projects throughout Ontario. Is seeking an experienced Construction Project Manager who can take ownership of projects from pre-construction through construction, closeout, and turnover. The Construction Project Manager will be responsible for the overall planning, coordination, financial control, scheduling, and successful delivery of assigned projects.
Project Management & Coordination
  • Manage construction projects from pre-construction through substantial completion and final closeout.
  • Review architectural, structural, mechanical, electrical, civil, and other consultant drawings and specifications.
  • Coordinate consultants, subcontractors, suppliers, site supervisors, and the Owner's representatives.
  • Identify drawing conflicts, missing information, constructability issues, and scope gaps before they impact construction.
  • Lead project start-up, progress, coordination, and closeout meetings.
  • Prepare and distribute meeting minutes and follow up on outstanding action items.
  • Maintain clear and professional communication with Owners, consultants, subcontractors, and internal teams.
  • Work closely with the Site Superintendent to coordinate day-to-day construction activities.
  • Coordinate inspections, testing, consultant reviews, and municipal requirements.
Scheduling
  • Develop and maintain the overall construction schedule.
  • Prepare short-term look-ahead schedules with the Site Superintendent.
  • Monitor subcontractor manpower, material deliveries, procurement, and construction progress.
  • Identify potential delays and develop recovery plans.
  • Ensure long-lead materials, equipment, shop drawings, and approvals are tracked and ordered on time.
  • Coordinate trades to maintain the required construction sequence and project milestones.
Subcontractor & Procurement Management
  • Assist with tendering, bid analysis, scope review, and subcontractor selection.
  • Prepare and review subcontractor scopes to minimize scope gaps.
  • Coordinate subcontract agreements, purchase orders, and procurement.
  • Review subcontractor quotations and change-order requests.
  • Monitor subcontractor performance, schedule, quality, and contractual obligations.
  • Maintain strong working relationships with subcontractors and suppliers.
Cost & Contract Management
  • Manage project budgets, commitments, forecasts, and cost-to-complete.
  • Review subcontractor progress billings and recommend payments.
  • Prepare and manage Owner and subcontractor change orders.
  • Maintain change-order logs and ensure changes are documented before work proceeds whenever possible.
  • Track project costs against the approved budget.
  • Assist with monthly progress draws and supporting documentation.
  • Understand construction contracts, holdbacks, substantial performance, and payment requirements.
  • Identify potential financial or contractual risks and bring them to management's attention promptly.
RFI, Shop Drawing & Document Control
  • Prepare, issue, and track RFIs.
  • Manage shop drawing and submittal logs.
  • Ensure required shop drawings are submitted, reviewed, approved, and distributed before construction.
  • Maintain current construction drawings and documentation.
  • Track Site Instructions, Supplemental Instructions, Change Directives, contemplated changes, and Change Orders.
  • Maintain accurate project records using Procore or other company-approved project management software.
Quality Control & Closeout
  • Monitor construction quality and ensure work complies with drawings, specifications, codes, and contractual requirements.
  • Coordinate deficiency inspections with consultants, Owners, and subcontractors.
  • Maintain and follow up on deficiency lists.
  • Coordinate substantial performance/substantial completion documentation.
  • Manage project closeout, including warranties, O&M manuals, as-built drawings, training, inspections, and turnover documentation.
  • Ensure subcontractors complete deficiencies and closeout requirements promptly.
Health & Safety
  • Work closely with the Site Superintendent and Health & Safety team to maintain company safety standards.
  • Ensure subcontractors comply with project-specific safety requirements and applicable Ontario legislation.
Qualifications
  • Minimum 5–10 years of construction project management experience, preferably with a General Contractor or Construction Manager.
  • Experience managing multi-residential, hotel, commercial, or mid-rise construction projects is strongly preferred.
  • Diploma or degree in Construction Management, Civil Engineering, Architectural Technology, Engineering, or a related field is preferred.
  • Strong understanding of construction drawings, specifications, contracts, and building systems.
  • Working knowledge of the Ontario Building Code and Ontario construction practices.
  • Experience with CCDC contracts and construction change-management processes is an asset.
  • Strong budgeting, scheduling, procurement, and cost-control skills.
  • Experience with Procore, Microsoft Project, Excel, Outlook, and Microsoft Office.
  • Ability to manage multiple priorities and resolve problems quickly.
  • Strong negotiation and subcontractor-management skills.
  • Valid Ontario driver's licence and ability to travel to project sites as required.
