THE ROLE Twelvestone Realty Advisors is a Toronto-based property management, asset management and advisory firm managing multi-family, commercial assets across the GTA and Southern Ontario. The Property Manager takes ownership of an assigned portfolio of residential and commercial properties, responsible for the buildings, the tenants, the vendors and the numbers, and reports directly to the partners. This is a hands-on role for someone with 2–5 years of experience who is ready for real accountability. RESPONSIBILITIES • Manage day-to-day operations of an assigned multi-family and commercial portfolio; act as the primary contact for tenants, owners and vendors. • Coordinate tenant relations and retention initiatives to maintain high resident satisfaction and minimize turnover. • Run rent collection, arrears and enforcement, including all filings and Landlord and Tenant Board proceedings. • Prepare annual operating and capital budgets; deliver monthly variance commentary and quarterly owner reporting. • Procure and manage contractors and service agreements; approve invoices and control operating expenses to budget. • Supervise on-site staff and third-party contractors while promoting operational excellence and compliance. • Plan and oversee capital projects, suite turnovers and preventive maintenance programs. • Conduct regular property inspections; ensure fire, life-safety, insurance and regulatory compliance. • Maintain complete and accurate records in Yardi: ledgers, lease abstracts, contracts, certificates of insurance. • Laise with partners, clients, leasing team, property administrator and accountants. QUALIFICATIONS • 2–5 years in property management or building operations; exposure to both residential and commercial assets is a strong asset. • Working knowledge of the Ontario Residential Tenancies Act and property standards. • Proficient in Yardi and Excel; comfortable building a budget and reading a rent roll and ledger. • Organized, decisive and professional with tenants, owners and trades; able to work independently. • Post-secondary education in business or real estate; progress toward RPA, CPM or ARM an asset. Valid Ontario driver's licence and vehicle. WHAT WE OFFER • Competitive base salary commensurate with experience, plus a discretionary performance bonus. • Direct mentorship from the partners.
