Reports to:Senior Finance Manager
Position Summary
TheAnalyst, Construction Financingsupports York Realty Inc. (the "Company") in managing the financial mechanics of project funding. This is an intermediate-level role focused oncapital deployment. This roleworks with third partyquantitysurveyors,validatescontractor and vendor invoices against the terms of the Companys lending agreements, confirms that draw requests align with approved budgets and lender conditions, and helps ensure that funds flow to projects accurately and on schedule.
This role sits within the Capital Solutions department and works closely with Finance, Accounting, and Construction to keep project funding on track. The successful candidate understands how lending agreements, draw schedules, and loan covenants work in practice, and brings the attention to detail needed to catch discrepancies before they become problems.
Key Responsibilities
- Review andvalidatecontractor and vendor invoices against project lending agreements, approved budgets, and draw schedules
- Confirm that invoiced amounts, cost codes, and supporting documentation meet lender requirements before draw submission
- Prepare and support draw request packages for submission to lenders, ensuring accuracy and completeness
- Track project funding and draw status against construction schedules and lending agreement milestones
- Identifydiscrepancies between invoiced amounts and lending agreement terms; investigate and escalate as needed
- Liaise with lenders, third-party quantity surveyors, and the internal Capital Solutions team on draw-related matters
- Maintainaccurate, audit-ready records of loan draws, invoice approvals, and supporting documentation
- Partner with the Finance and Accounting teams to reconcile invoice payments, without performing accounting entries directly
- Monitor holdbacks, retention, and lien-related requirements as they pertain to invoice and draw validation
- Support the Capital Solutions team with ad hoc financial analysis related to project funding
- Other duties as assigned
What You Bring to York
- Undergraduate degree, certificateand/or equivalent educationin finance, business,construction management, or a related field
- PQS or CIQS certification is an asset
- Minimum 35 years experience in quantitysurveying,projectfinance, or construction lending
- Working knowledge of construction loan agreements, draw processes, and lender requirements
- Comfort reading and interpreting lending agreements and contracts tovalidateinvoices against their terms
- A finance-orientedmindset:understands how funding mechanics and lending covenants work, distinct from bookkeeping or accounting entries
- High attention to detail anda strong senseof accuracy when reviewing financial documentation
- Strong organizational and time management skills; able to manage multiple draws and deadlines at once
- Ability to work cross-functionally with Construction, Finance, and Legal teams
- Strong written and verbal communication skills
- Proficiencyin Excel; familiarity with construction or project finance software is an asset
