Position Overview
In a newly created role at Granite, the Construction Manager will assist in the development of industrial facilities by ensuring site readiness including but not limited to premises construction, infrastructure preparedness, all required licenses and permits to ensure speed to market. Granite is continuously growing its business, and this role will play an integral part in expanding Granite's footprint across North America. This role will include assisting with the management of the existing portfolio and dealing with tenants.

Job Functions
• Ability to read and understand construction documents, drawings, surveys, specifications and contract documents.
• Develop budgets for various projects ranging from simple single trade repairs to full multi-discipline trades/consultants building construction.
• Develop and/or work with consultants to prepare construction tenders, bid out projects, review contracts, monitor progress and sign off on progress billings/invoices.
• Prepare construction schedules with milestones and monitor progress of the various projects.
• Develop and implement quality control measures for various projects.
• Assist with overseeing and managing Granite's existing development pipeline which includes under construction projects across North America.
• Accountable for turning over development/construction sites to Asset Management team on time, within budget and prepared for lease up.
• Assist the Asset Management teams with short-term and long-term capital improvement planning for operating budgets.
• Point of contact for regulatory body inspections and ability to ensure resolution of challenges in “real-time.”
• Review Tenant Alteration requests and assist with the development of approval letters.
• Ability to work with various internal departments such as legal, asset management, treasury, accounting, tax.
• Other related duties as assigned.

• Ability to complete tasks with integrity and on time both alone and in a team setting.

Skills/Requirements
• Minimum of five (5) years of industrial development and construction experience.
• Understanding of licensing, permits, and zoning bylaws.
• Experience with Yardi is an asset.
• Demonstrated relationship management with both internal and external stakeholders, including the internal management, developers, community leaders, government officials, agencies, and contractors.
• Strong communicator with the ability to negotiate with general contractors, commercial property owners and city officials as needed.
• Highly adaptable and comfortable working in situations without defined structure.
• Dependable/reliable and able to work flexible hours (Evenings/Weekends when required).
• Experience with Procore is an asset.
• Understanding and comfortable using MS Office Suite.
• Regular travel throughout Greater Toronto Area and Canadian markets (30% - 50%).
• Access to a vehicle for site visits.
• Up to date Safety Certifications will be an asset.
• Willingness and able to travel to the United States.
• Able to work on multiple projects/assignments at the same time (ie. multi-task).
