Maintenance Technician
Department: Maintenance
Reports To: Maintenance Director
Purpose of Job
Maintain the building, equipment, and grounds in a good state of repair.
Keep entrances, exits, and driveways accessible at all times.
Assist various departments, as required, in maintaining the facility.
Regular Duties and Responsibilities
Clean light fixtures and change bulbs and tubes.
Perform minor repairs on windows, doors, switches, desks, tables, plugs, equipment, appliances, sinks, toilets, blinds, etc.
Use a variety of hand and power tools, electric meters, and material handling equipment in the performance of duties.
Prepare, paint, and decorate interior and exterior surfaces as required.
Maintain outside grounds by removing snow, ice, debris, and weeds; sweep and clean gutters; and water and maintain sprinkler systems.
Operate groundskeeping power equipment and maintain the exterior property.
Perform regular preventive maintenance on machines, equipment, and plant facilities.
Maintain heating and air conditioning systems, boilers, pumps, fan units, control panels, thermostats, cooling towers, etc.
Maintain and/or possess a working knowledge of environmental safeguards and alarm systems.
Maintain fire alarms and fire extinguishers.
Perform scheduled preventive maintenance checks on all electrical alarm systems.
Troubleshoot, install, and repair plumbing fixtures, piping, and related equipment.
Perform a variety of plumbing maintenance and carpentry functions.
Perform necessary work to open clogged sewer lines.
Monitor equipment maintenance and repair needs.
Detect faulty operations, defective materials, and unusual situations, and report them to the appropriate supervisor.
Contact appropriate maintenance service providers for major repairs.
Determine required supplies and equipment.
Prepare and set up rooms or the main lounge for meetings, parties, and other activities, and assist with clean-up afterward.
Comply with safety regulations and maintain clean and orderly work areas.
Adhere to departmental procedures and systems, including preventive maintenance, maintenance requisitions, and scheduled work.
Monitor and adjust building controls.
Monitor the emergency generator to ensure proper function and operation.
Diagnose equipment problems; replace or repair parts; test equipment; and make adjustments.
Perform other duties as assigned.
Working Conditions
Safety equipment will be required, including steel-toed safety boots, safety glasses/goggles, and other required personal protective equipment (PPE).
Ability to complete the physical demands of the position, including pushing, pulling, lifting, standing, walking, bending, and reaching for extended periods.
Exposure to hazards associated with the maintenance trade.
Work both indoors and outdoors.
Exposure to construction sites, as required.
Overtime as required.
Qualifications
High school diploma or GED.
Completion of a trade apprenticeship is preferred.
Building trades certificate or equivalent.
Refrigeration mechanic experience is considered an asset.
Experience with computerized building control systems.
First Aid certification and/or other related certifications are considered assets.
Minimum one (1) year of experience in the operation and maintenance of buildings.
Hours of Work
Hours may vary depending on the operational needs of the facility. Snow removal may be required during evenings and overnight.
Working hours include rotating shifts and weekends.
