Site Superintendent – Luxury Multi-Family Residential Construction

About the Opportunity

We are seeking an experienced Site Superintendent to lead the construction of a high-end, 75-unit luxury multi-family residential development in Calgary. This role is ideal for a hands-on construction leader who has successfully delivered premium mountain-resort style residential projects and understands the quality expectations, coordination requirements, and craftsmanship associated with luxury developments.

A key requirement is previous experience managing or supervising luxury multi-family or condominium projects in Canmore, Alberta, where attention to architectural detail, high-end finishes, and complex stakeholder management are critical to project success.

Position Summary

The Site Superintendent will be responsible for the overall on-site execution of the project, ensuring safety, schedule, quality, and productivity targets are achieved. The successful candidate will coordinate trades, consultants, suppliers, and internal project teams while maintaining exceptional construction standards throughout the build.

Key Responsibilities

Project Leadership

  • Provide day-to-day leadership and oversight of all on-site construction activities.
  • Develop and maintain detailed construction schedules in collaboration with the Project Manager.
  • Coordinate all subcontractors, suppliers, consultants, and site personnel.
  • Ensure project milestones are achieved on time and within budget.

Quality Control

  • Maintain the highest standards of workmanship and quality expected on luxury residential developments.
  • Conduct regular site inspections and quality audits.
  • Ensure architectural details, premium finishes, and design specifications are executed accurately.
  • Identify and resolve deficiencies proactively.

Safety Management

  • Champion a strong safety culture and ensure compliance with Alberta OHS regulations.
  • Conduct site orientations, toolbox talks, and safety inspections.
  • Ensure subcontractor compliance with all safety requirements.

Schedule & Productivity

  • Monitor daily progress and identify potential delays.
  • Implement recovery plans when required.
  • Manage labour productivity and trade sequencing.
  • Coordinate inspections and approvals to maintain project momentum.

Stakeholder Management

  • Work closely with ownership, consultants, municipal authorities, and internal teams.
  • Participate in project meetings and provide detailed progress updates.
  • Maintain professional relationships with trades and suppliers.

Project Closeout

  • Lead deficiency management and turnover processes.
  • Coordinate commissioning activities.
  • Ensure timely completion of all project documentation and warranty items.

Required Qualifications

Mandatory Experience

  • Minimum 10+ years of construction experience with at least 5 years as a Site Superintendent.
  • Proven experience delivering luxury multi-family residential projects valued at $30M+.
  • Direct experience working on high-end residential or condominium developments in Canmore, Alberta.
  • Demonstrated success completing projects from excavation through occupancy.

Technical Skills

  • Strong understanding of wood-frame, concrete, or hybrid multi-family construction.
  • Advanced scheduling and construction sequencing knowledge.
  • Ability to read and interpret architectural, structural, mechanical, and electrical drawings.
  • Proficiency with construction management software (Procore, Bluebeam, MS Project, etc.).

Leadership Competencies

  • Strong leadership and team-building abilities.
  • Excellent communication and conflict-resolution skills.
  • Detail-oriented with a commitment to quality craftsmanship.
  • Ability to drive accountability among subcontractors and site personnel.

Preferred Qualifications

  • Gold Seal Certification (Superintendent) considered an asset.
  • Construction Management or Engineering-related education preferred.
  • First Aid and CSTS certifications.
  • Experience with luxury mountain-resort developments and architecturally significant projects.
