Job Details:
This is a dual-function role that sits at the core of Havn's operations. You will be the primary estimator for all building envelope and waterproofing tenders, and you will carry project management responsibility from award through to substantial completion. You will work directly with the Principal on pricing strategy, scope review, and client relationships.
The person we are looking for has real field experience. They have been on the tools, they understand the work at a granular level, and they can look at a set of IFC drawings and immediately understand what the job actually involves. They bring credibility in front of GC project managers and developer representatives, and they know how to price work that is both competitive and profitable.
This is not a desk-only role. You will be on site during critical phases, you will be part of pre-construction conversations with GCs, and you will be involved in shaping how Havn prices and executes work going forward.
Estimator Responsibilities:
• Perform complete quantity takeoffs from IFC and tender drawings using Bluebeam Revu or equivalent
• Prepare detailed scope breakdowns, material lists, labour hour estimates, and subcontractor cost summaries for all building envelope tenders
• Review tender packages, scopes of work, and specifications to identify inclusions, exclusions, assumptions, and risk items
• Develop accurate unit pricing for all the services the company provides.
• Solicit, review, and level material quotations from suppliers.
• Prepare formal bid submissions in accordance with CCDC and GC tender requirements
• Maintain an active database of unit prices, production rates, and historical project benchmarks
• Identify value engineering opportunities and alternative system proposals where appropriate
• Participate in pre-tender site walks and post-tender interviews with GC and developer clients
PM Responsibilities.
• Manage awarded projects from contract execution through to substantial completion and deficiency clearance
• Prepare and maintain project schedules, lookahead programs, and coordination documents aligned with GC construction programmes
• Coordinate trade access, material staging, equipment, and crew deployment with site superintendent and GC site team
• Review and interpret contract documents, drawings, and specifications to direct field crews and resolve technical questions
• Prepare and submit project documentation including RFIs, submittals, shop drawings, material data sheets, and warranty applications
• Monitor project costs against estimate, identify variances, and escalate scope changes for change order processing
• Manage subcontractor and supplier relationships on active projects
• Conduct or coordinate quality control inspections at critical installation milestones
• Represent Havn professionally at site meetings, progress reviews, and coordination calls
• Support the Principal with project-level financial reporting and forecasting
