REIIF Overview:

Position Overview:

We are seeking a dedicated Capital Project Manager to join our dynamic team. This role will be pivotal in overseeing strategic capital planning, budgeting, and execution for our portfolio, ensuring alignment with organizational objectives and compliance standards. You will work closely with various stakeholders to optimize capital expenditures and implement ESG-focused initiatives.

Key Duties and Responsibilities:

Capital Planning and Analysis:

  • Develop and implement capital improvement strategies to enhance property value and operational efficiency.
  • Conduct detailed analyses to identify and prioritize capital investment opportunities.

Project Management:

  • Manage all phases of project lifecycles, from planning and permitting to execution and close-out.
  • Ensure projects are completed on time, within budget, and meet quality standards.

Vendor and Contractor Coordination:

  • Build andmaintainstrong relationships with vendors and contractors.
  • Manage material specification updates and perform cost/market analyses to drive best value sourcing and lifecycle performance
  • Oversee contract negotiations and manage vendor performance to ensure project specifications are met.

Budget Management:

  • Prepare and manage comprehensive future capital expenditure budgets.
  • Track actual-to-budget expenditures and provide variance reports to senior management.
  • Responsibilities to include the management of unplanned escalated repairs as required and providing cost saving strategies to maintain overall budget

ESG Initiative Implementation:

  • Lead the integration of ESG (Environmental, Social, and Governance) principles into all capital projects.
  • Ensure projects adhere to sustainability and ethical standards, fostering long-term benefits for the community and environment.

Candidate Profile

  • 10+ years project manager experience incapital project management
  • Technical diploma in Construction, Building, Civil or Architecture or civil engineering degree
  • Previous experience in the multi-family sector is necessary
  • General understanding/usage ofYardi or another Property Management System (PMS) is required
  • Knowledge of Procore & Bluebeam or another project management system is an asset.
  • Understanding of construction and project management principles
  • Familiarity with quality and health and safetystandards
  • A clear and direct communication style and strong negotiationskills
  • Excellent organization and time-managementskills
  • High attention to detail andaccuracy
  • Strong work ethic and style that will excel in an environment ofaccountability
  • A team player with leadership abilities and problem-solvingskills
  • Excellent oral and written communication skills
