Job Overview
Pacific Cove Properties is hiring an experienced Property Manager to lead the care and performance of a 500–800-unit multi-family portfolio in Greater Victoria. Based out of our Victoria office and reporting to the Vancouver-based VP, Property Management, this role combines team leadership, operational oversight, and tenant relations, offering the opportunity to impact the quality of our communities directly.

Key Responsibilities
Portfolio & Building Operations
- Manage a portfolio of 500-800 residential units.
- Recommend and coordinate maintenance, repairs, and capital requirements.
- Perform ad-hoc property management duties, as assigned.
Leadership & Team Management
- Lead a team of 10–15 site employees, acting as a resource to support staff development, managing performance, and ensuring operational and portfolio success.
- Provide guidance, mentorship, and accountability to site staff.
- Act as a corporate resource for complex building and tenancy-related issues.
Financial & Vendor Management
- Prepare and manage budgets; monitor financial performance and provide variance commentary.
- Source and manage subcontractors; authorize purchase orders and expenditures.
Tenancy & Compliance.
- Ensure compliance with the BC Residential Tenancy Act (RTA).
- Assist with preparation and attend Residential Tenancy Branch (RTB) hearings and arbitrations.
Emergencies & Problem-Solving
- Respond to building and tenant emergencies as required, including after-hours availability on evenings and weekends.
- Handle unpredictable circumstances in a calm, professional manner.
- Be hands-on and willing to step in wherever needed to keep the portfolio running smoothly.
Required Skillsets
- Self-starter with the ability to succeed independently.
- A steadfast professional attitude with a desire to perform to the best of your abilities.
- Successfully pass a background/criminal record check.
- Hold a valid BC Driver's License, have a clean driving record, and be willing to travel throughout BC.
- Proven mid-level computer and reporting skills.
- Fluent in the English language, both written and verbal (second language an asset but not required).
Education & Experience
- Minimum 5 years' experience in residential property management in BC.
- Firm understanding of the BC Residential Tenancy
