THE ROLE

Reporting to the Manager, Financial Planning & Analysis (FP&A), the Analyst will be responsible for business processes related to the operating budget and capital budget management and long-term financial planning for the Company. Responsibilities of this role will include supporting FP&A in all aspects of budgeting, reporting, and forecasting. This position will work closely with the Accounting, Property Management and Asset Management teams in the planning and preparation of the Annual Operating Plan.

RESPONSIBILITIES

  • Create and maintain complex financial workpapers and models to inform business decisions
  • Prepare monthly cash flow forecast updates to help evaluate ongoing cash requirements
  • Assist in preparation of various senior management and board reporting, including the annual operating plan, quarterly management reports, and strategic plan
  • Collaborate cross-functionally with the Property, Asset Management & Development teams and third-party property managers and developers, to identify and investigate monthly and quarterly variances to budget and forecast, proactively identifying opportunities for improvement and potential risks
  • Identify opportunities to enhance and streamline processes and reporting to meet the needs of both external and internal users
  • Participating in system/reporting customizations
  • Assist with valuations process and assist with property level analysis
  • Analyze property performance; update return calculations, gather market data, and underwrite proforma returns.
  • Assist with loan management; ongoing maintenance of loan summaries, loan forecast assumptions, and loan cash flows
  • Assist with transactions, financings, acquisitions, and dispositions
  • Ad hoc reporting and insightful analysis, as required

QUALIFICATIONS & REQUIREMENTS

  • 3-5 years of experience in finance or accounting.
  • Post-secondary education in Finance or a relevant field.
  • Designated CPA or CFA, or actively working towards a designation.
  • Advanced proficiency in Power BI and Power Query, including the ability to build dynamic dashboards, perform complex data modeling and transform large datasets for financial analysis and reporting.
  • Experience working in real estate industry is an asset.
  • Advanced working proficiency in Excel and PowerPoint and experience with accounting software applications (familiarity with Yardi is an asset).
  • Proficiency in planning, analysis, budgeting, forecasting and building, and managing complex financial models and financial statements, while maintaining a high degree of accuracy.
  • Ability to adjust time management to respond to prioritized tasks with varying deadlines, and the flexibility and dedication to support other departments.
  • Self-motivated and results oriented with a focus on delivering high-quality work, specifically around data quality.
  • Exceptional verbal and written communication skills.
