Position Summary

The Vice President, Acquisitions & Corporate Development will assume a senior leadership role in advancing the company's strategic growth objectives through the acquisition and development of multi-family residential properties. Reporting directly to the Chief Investment Officer, you will be instrumental in identifying, evaluating, and executing opportunities that align with Homestead's long-term goals and investment strategy. The Vice President, Acquisitions and Corporate Development will lead change in a continuously evolving business environment, applying strong business acumen to assess broader market conditions while maintaining a clear focus on execution throughout all stages of the development lifecycle. The role requires attention to detail, with a commitment to delivering high-quality analysis, reporting, and project oversight in support of the company's long-term growth objectives.

This role is based out of our corporate office in Kingston, Ontario.

Responsibilities:

  • In conjunction with the Chief Investment Officer, lead all activities related to both the corporate acquisition and development of multi-family residential properties.
  • Responsible for providing detailed financial analysis and business guidance for acquisitions and new developments.
  • Responsible for managing all aspects of the development process from concept through to completion, including obtaining official plan amendments, rezoning and site plan control approvals, and all necessary permits. Ensure timely delivery of shovel-ready projects to the construction team.
  • Continuously seek process improvements. Promote innovative thinking and provide prudent recommendations regarding business processes, taking into account an evolving business environment.
  • Work closely with and lead both internal staff and external consultants necessary to facilitate both the acquisitions and new development process.
  • Serve as primary mentor to the Acquisitions and Corporate Development team.
  • Provide support for new building acquisitions to ensure properties are stabilized in accordance with acquisition strategy and Homestead standards, on time and on budget.
  • Oversee the preparation and submission of new development applications.
  • Work with various approval authorities to ensure development applications are approved and processed in an efficient manner.
  • Continuously evaluate the effectiveness of modelling utilized for acquisitions and new developments and seek opportunities for improvements.
  • Support the Chief Investment Officer in various related activities and lead special projects as required.

Requirements:

  • Minimum of 3 years of relevant real estate and/or planning experience
  • Bachelor's degree in Business, Finance, Real Estate or related discipline is considered an asset
  • Understanding of multi-residential construction processes
  • Ability to conduct financial analysis and model investment returns
  • Knowledge of market trends and economic indicators
  • Understanding of municipal planning policies, zoning processes, and regulatory frameworks.
  • Experience in land use planning and development approvals is an asset
  • Strategic thinker.
  • Proven leadership skills including ability to mentor, engage and develop staff.
  • Proven skills to engage with and lead external consultants.
  • Strong analytical skills.
  • Strong negotiation skills.
  • Proven self-starter with good organizational, time management and prioritizing skills.
  • Professional written and verbal communication skills.
  • Detail oriented. Completes tasks with a high degree of accuracy.
  • Excellent computer and related technology skills, ability to adapt to and learn new software.
  • Ability to work in a fast-paced environment and consistently meet deadlines.
  • Results oriented. Ability to work extended hours as required.
  • Travel on an intermittent basis as required. Candidate to possess a valid Ontario driver's license, class “G” and use of a personal vehicle.
