What you will do:

The successful candidate will be a dedicated team player who prioritizes fulfilling commitments. They can navigate the dynamics of project development while still delivering high quality work. The successful candidate does not shy away from frequent communication with their colleagues and is no stranger to voicing their opinion through means of presentations and written reports. They are “Big Picture” oriented and are not afraid to think outside the box to deliver results.

In this role, you will manage all construction-related activities across multiple projects in accordance with design, budget, and schedule. You will strategize project delivery from concept through all stages of design and construction and utilize your expertise to manage construction projects to include the preparation and distribution of bid documents, analysis of contractor's submissions, negotiating the contractor agreement as well as organizing and maintaining construction project documents. Below are some of the additional responsibilities you will be taking on in this role:

  • Perform site visits, site supervision of projects, and preparation of site reports and documentation
  • Inspect and review projects to monitor compliance with building and safety codes, and other regulations
  • Engage in value engineering with consultants and construction managers to gain efficiencies and anticipate potential problems.
  • Build and maintain strategic relationships with key trades and suppliers.
  • Ensure required project documents are created, approved and filed according to company policies and procedures
  • Track project costs/schedule and report versus budget
  • Ensure permits are current and all work is completed to approved standards
  • Develop strong working relationships with all disciplines within the organization
  • Working closely with the Development team, oversee architects, designers, engineers and other consultants for all projects
  • Oversee the development of consultant's drawings, technical planning, and detailed work schedules for the execution of projects
  • Liaise with municipal authorities and utility providers
  • Provide necessary details for upcoming projects to managers for appropriate notices
  • Provide valuable input to other departments for overall strategy pre/post project
  • Actively ensure regular site visits for quality control and milestone inspections
  • Create project budgets that are all inclusive and be able to effectively gain required approvals
  • Effectively provide financial project forecasts
  • Review progress and certify payment draws
  • Review RFIs, maintain change order logs, budget updates and recommend alternate solutions
  • Provide consistent status reports and mitigate risks to the project
  • Conduct post project reviews and provide punch lists
  • Work in compliance with established safe work practices and procedures and other duties as assigned
  • Provide reporting as required for cash flow, budget/project variance analysis, etc., to various internal and external stakeholders
  • Oversee and coordinate all aspects of turnover process inclusive of following selected design specifications, contractor/consultant walkthroughs, progress reporting, PDI's and handoff to property management teams
  • Problem solve design, logistical and unforeseen site issues with contractors/consultants

Your Experience Includes:

  • 10+ years of experience in project management responsible for managing construction and project delivery, preferably in the multi-residential asset class. Experience working in a development environment would be an asset
  • Post-Secondary degree/diploma in Building/Construction/Architectural Technology or equivalent
  • Strong knowledge of construction methods, materials, practices, procedures and building codes
  • Strong knowledge of contract and procurement documents and accounting processes
  • Strong and proven capability for identifying, assessing and managing both risks and opportunities.
  • Ability to identify critical elements of projects at all stages of the development and construction cycle, and provide recommendations working collaboratively with the project team
  • Working knowledge of construction contracts
  • Experience with negotiation and tendering contracts
  • Experience with standard multifamily residential project closeout procedures.
  • PMP certification is considered an asset

  • Working knowledge of MS Projects or other project management tools required;
  • Able to work well with Microsoft Office business applications is required.
  • Good understanding of applicable codes (TSSA, OBC, ESA, etc), bylaws (City of Toronto, etc), regulations (MOL, etc) and standards (ASHRAE, CSA);
  • Working knowledge of construction contracts and ability to assemble high quality CCDC contracts is required;
  • Working knowledge of construction accounting practices, including budget assembly, tracking and control, is required;
  • Ability to review, understand and decipher mechanical, electrical, structural and architectural drawings is required; and
  • Proven trade record of seeing multiple concurrent projects through from inception to completion.
  • A valid G driver's license and access to transportation is required
