This role is responsible for driving occupancy, maximizing leasing velocity, and creating urgency in the market while delivering an exceptional customer experience. The ideal candidate is energized by targets, confident in closing, highly accountable, and motivated by performance outcomes.
Reporting to the Area Manager, the Rental Home Specialist will lead all leasing activity within their portfolio—from lead generation and prospect management to showings, applications, and move-ins—with a strong focus on conversion, occupancy growth, and market presence. What You'll Do:
Lead Leasing Performance & Drive Occupancy
- Own leasing results and actively contribute to achieving aggressive lease-up and occupancy targets.
- Manage the full leasing sales funnel from inquiry to signed lease.
- Convert leads into residents through consistent follow-up, urgency, relationship-building, and strong closing skill.s
- Maintain a high level of daily leasing activity including outbound prospecting, follow-ups, showings, and application management.
- Track leasing performance metrics and adapt strategies to improve conversion rates and leasing velocity.
- Identify opportunities to increase traffic, generate leads, and outperform market competition.
Own the resident journey from first contact to move-in:
- Manage all inquiries with urgency, care, and professionalism across all channels.
- Lead engaging and informative showings that highlight not just the suite, but the community and lifestyle Avana offers.
- Guide prospects through the application and leasing process with clarity and confidence.
Execute a High-Impact Leasing Experience
- Deliver professional, persuasive, and energetic property tours that showcase not only the suite, but the lifestyle and value of living at Avana.
- Build trust quickly with prospects by understanding their needs and confidently recommending the right home.
- Create urgency and overcome objections to move prospects through the leasing process efficiently.
- Ensure all communication is timely, professional, and sales-focused across phone, email, text, and in-person interactions.
- Guide prospects through applications, approvals, and lease execution with accuracy and confidence.
Support Lease-Up Strategy & Market Growth
- Actively support new community lease-ups through grassroots outreach, networking, local marketing initiatives, and partnership development.
- Collaborate with Marketing to maximize listing performance, lead generation campaigns, and community visibilit.y
- Maintain strong market awareness including competitor pricing, incentives, vacancy trends, and customer demand.
- Represent Avana at community events, open houses, and promotional initiatives to drive awareness and traffic.
- Ensure show suites, amenities, and common areas consistently reflect Avana’s standards and are always presentation-ready.
- Conduct daily property walks and proactively address cleanliness, maintenance, or presentation issues.
- Maintain accurate and up-to-date records of all leasing activity within company systems.
- Seamlessly transition new residents to Property Management to support long-term resident satisfaction.
- Ensure every interaction reflects Avana’s commitment to quality, care, and communit.
- Seamlessly transition new residents to Property Management, setting the stage for a positive long-term relationship.
- Proactively request feedback and reviews to strengthen Avana’s reputation and brand.
Stay organized, informed, and data-driven
- Track and document all interactions, leads, and leasing activity in Avana’s systems.
- Monitor key metrics and contribute to insights that improve performance and resident experience.
- Stay informed on market trends and community dynamics to better serve prospective residents.
Represent Avana in the community
- Participate in local events and initiatives to build awareness and meaningful connections
- Be an ambassador for Avana’s values, culture, and growth in the markets we serve
What This Role Looks Like
Schedule: Tuesday to Saturday, 9:00 a.m. to 6:00 p.m. (on-site) What Success Looks Like
- Consistently achieving or exceeding leasing and occupancy targets.
- Strong lead-to-lease conversion ratios.
- High responsiveness and follow-up completion.
- Increased leasing velocity during active lease-ups.
- Strong resident satisfaction and professional reputation in the market.
Key Qualifications:
- 2+ years of experience in leasing, sales, hospitality sales, real estate, or other commission/performance-driven environments.
- Proven ability to meet or exceed sales targets, KPIs, or occupancy goals.
- Strong closing and negotiation skills with confidence asking for the sale.
- Experience working in fast-paced lease-up environments considered a strong asset.
- Highly self-motivated, competitive, and results-oriented.
- Excellent communication and relationship-building skills.
- Strong organizational skills with the ability to manage multiple prospects and priorities simultaneously.
- Knowledge of the local rental market is considered an asset.
