Johnsky Holdings Ltd. is currently seeking a _ Property Manager _ to add to the management team. The Property Manager is responsible for managing a portfolio of residential properties in an efficient and effective manner with the highest level of customer service to both residents and owners. This position is based in Dieppe, New Brunswick.

Responsibilities

Developing and executing maintenance plans, generating work orders directed to vendors or maintenance staff and overseeing property upkeep to ensure properties are clean and well-maintained.
Managing contractors and maintenance providers on all works, obtaining estimates/bids for maintenance/repairs, coordinate and schedule appointments, on-site and off-site meetings and detailed certification of all invoices amounts and information.
Rent collection and arrears management,
Conducting move-ins and move-outs for new and existing tenants, handling tenant complaints, managing tenant issues and emergency situations and ensuring overall tenant satisfaction.
Preparing memos/reports on properties, including for the property management team and management, communicating with tenants and responding to tenant inquiries and assisting with the resolution of issues.
Lease administration, tenant liaison, maintenance management, tenant showings
On-call response to after hours emergencies as required.
Managing budgets, tracking expenses, approving invoices and assisting in the collection of payments.

Qualifications

Should be familiar with various Acts & Codes, including Fire Code, Building Code
Strong Lease Negotiations skills.
Strong Contract Management & Trade Supervision.
Working knowledge of the WorkSafe NB Occupational Health & Safety Act.
Ability to identify risk mitigating liability.
Must have a proven track record of successful staff management including staff recruiting, performance measurement and conflict resolution.
Superior oral and written communication skills.
Strong computer skills - MS Word, Excel, Access, and Outlook.
Reliable Vehicle required traveling to various sites.
Experience with commercial real estate property management, familiarity with lease agreements
Ability to manage multiple tasks and prioritize deadlines
Excellent interpersonal and customer service skills

Job Type: Full-time

Pay: $70,000.00 per year
