Job Description: Project Manager - Construction
Overview:
We are seeking an experienced Project Manager to lead and manage construction projects from planning through completion. The ideal candidate will oversee multiple projects, ensuring they are delivered on time, within budget, and according to high-quality standards. This individual will coordinate with contractors, suppliers, and internal teams to ensure smooth project execution and will monitor all aspects of construction, including timelines, costs, and safety compliance.
Key Responsibilities:Project Planning and Execution:
Develop detailed project plans, including schedules, budgets, and resource allocation.
Manage construction timelines, adjusting plans to mitigate risks or delays.
Oversee day-to-day construction activities to ensure progress aligns with project goals.
Conduct regular site visits to ensure quality control and safety compliance.
Secure necessary permits, licenses, and inspections.
Vendor and Contractor Management:
Send bid requests to suppliers and contractors and follow up to confirm receipt.
Evaluate and negotiate contractor bids to select the most cost-effective option.
Issue Purchase Orders (POs) and manage procurement for materials and services.
Maintain strong relationships with vendors to ensure timely delivery of materials.
Monitor contractor performance and resolve any issues promptly.
Financial Management and Reporting:
Create and maintain project budgets, tracking all expenses and variances.
Collaborate with accounting to process invoices and payments.
Ensure accurate documentation of estimates, bids, and financial reports.
Prepare regular status reports, including financial performance and project timelines, for management.
Team Coordination and Leadership:
Lead project onboarding meetings with key stakeholders.
Coordinate with internal departments, such as finance and procurement, to align resources.
Provide guidance and support to team members and temporary project staff.
Step in to manage urgent tasks or temporarily take over in the absence of other managers.
Health, Safety, and Compliance:
Ensure all projects comply with local building codes, safety regulations, and company policies.
Develop and implement safety protocols to minimize workplace risks.
Conduct regular safety audits and inspections on-site.
Additional Responsibilities:
Assist in preparing project estimates and proposals for new construction opportunities.
Update pricing for materials and subcontractor services to ensure accurate budgeting.
Support the onboarding of new employees and contractors with required tools and systems (e.g., CoConstruct).
Required Skills and Qualifications:
Experience: 3-5 years of project management experience, preferably in construction.
Education: Bachelor's degree in construction management, civil engineering, or a related field (PMP certification is a plus).
Software: Proficiency in project management tools like CoConstruct, MS Project, or similar platforms.
Communication: Strong negotiation, communication, and leadership skills.
Organizational Skills: Ability to manage multiple projects simultaneously and meet deadlines.
Financial Knowledge: Strong budgeting and financial management skills.
Attention to Detail: High level of accuracy and problem-solving abilities.
License: Valid driver's license and ability to travel to project sites.
