Overview
We are seeking a dynamic and results-driven Marketing Manager to lead our marketing initiatives and drive brand growth. The ideal candidate will have a strong background in digital marketing, e-commerce, and analytics, with a proven ability to develop and execute effective marketing strategies. This role requires creativity, analytical thinking, and a passion for staying ahead of industry trends.
Responsibilities:
The Marketing Manager is responsible for planning and executing marketing strategies that support
residential leasing, tenant engagement, and corporate branding across a growing portfolio of
mixed-market rental communities, including new developments and affordable housing. This role
ensures that each property is effectively positioned in the marketplace while maintaining consistent
corporate identity across all locations and touchpoints.
Key Responsibilities:
Residential Leasing & Development Marketing
• Lead marketing campaigns for stabilized and lease-up properties, ensuring each
building is effectively promoted to its target demographic.
• Partner with development and leasing teams to launch marketing efforts for new
properties, including naming, branding, signage, brochures, websites, and pre-leasing
strategies.
• Oversee rental listings on digital platforms (e.g., Rentals.ca, Rentfaster,
Zumper), ensuring accuracy, optimization, and timely updates.
Mixed-Market Positioning & Community Identity
• Develop tailored messaging for mixed-market buildings that include affordable
and market-rate units, ensuring clarity and compliance in all marketing materials.
• Create materials that highlight community amenities, location advantages, and
resident-focused offerings.
Corporate Branding & Visual Standards
• Maintain consistency in brand identity across all properties and corporate
communications.
• Oversee signage standards and coordinate design, production, and installation
of exterior/interior signage for both new and existing properties.
• Collaborate on the development of resident welcome packages, site-level
branding (lobby displays, door decals responsibilities)
Digital Marketing & Content Creation
• Manage company websites and social media channels with relevant, engaging
content.
• Design or coordinate photography, virtual tours, and video content that
supports leasing and retention goals.
• Develop e-newsletters and digital updates to enhance resident communication
and community engagement.
Analytics & Budget Management
• Track and analyze performance metrics related to leasing, web traffic, social
engagement, and ad spend.
• Adjust campaigns based on data insights and leasing velocity.
• Manage marketing budgets for both individual properties and corporate
campaigns.
Qualifications:
• Degree or diploma in Marketing, Communications, Real Estate, or related field.
• 3-5 years of marketing experience, preferably in residential property
management or real estate development.
• Proven experience marketing new residential developments and mixed-market
rental communities.
• Strong knowledge of digital platforms (Google Ads, Meta, Mailchimp, Canva, ILS
listings).
• Familiarity with signage design and production processes.
• Excellent written communication and organizational skills.
• Experience with property management systems (e.g., Yardi, RentCafe, Buildium)
is an asset.
