We are seeking an experienced Site Foreman to lead the hands-on work on our commercial tenant improvement and fit-out projects across Vancouver and the Lower Mainland. This is a hybrid role by design: you'll stay strong on the tools while leading the field crew, acting as second superintendent on our larger sites, and running smaller projects yourself with coaching from our General Superintendent. If you're a lead carpenter or foreman who wants a real route into running projects, this is the role that gets you there.

Project Type: Commercial tenant improvement and fit-out, including occupied and operating buildings
Project Values: $1M – $35M (you may run low-complexity projects up to ~$500K solo)
Reports To: General Superintendent
Start Date: Immediate or within 1–2 weeks (preferred)
Requirements
What You'll Do- Lead the Field Crew: Direct Novacom's site assistants, labourers, and temporary workers. Set the pace and the standard, track time, and cost code the work correctly.
- Act as Second Superintendent: Own assigned areas on our larger sites, run trade coordination for your area, lead portions of toolbox talks, and hold the site when the Superintendent is off-site.
- Run Smaller Projects: Take low-complexity projects up to roughly $500K from startup through closeout, with coaching from the General Superintendent and Project Manager.
- Coordinate Trades & Deliveries: Confirm trade readiness ahead of scheduled dates, review daily task completion, and keep materials, tools and equipment flowing to suit the schedule.
- Build Look-Aheads: Create, track and update look-ahead schedules using the Last Planner System and pull planning for your area or project.
- Own Site Safety: Worker and visitor orientations, daily FLHAs, weekly Procore inspections, weekly toolbox meetings, incident reporting, and the site-specific fire safety plan.
- Drive Quality & Closeout: Check trade work against the contract documents, build and expedite the Procore punch list, and keep the as-built set current.
- Read the Drawings: Review drawings and specifications thoroughly, spot conflicts early, and draft RFIs through to resolution with PM oversight.
- Keep the Record: Daily logs and progress photo albums in Procore, weekly updates to the client and Project Manager, payroll daily in hh2, expenses weekly in Expensify.
- Run Site Logistics: Site cleanliness, layout, security, signage, finish protection, and care of Novacom tools and equipment.
- Work the Landlord Interface: Coordinate shutdowns, tie-ins to existing services, use of public areas, and the good-neighbour program with landlords, adjacent tenants, and base building contractors.
- A field leader: Trades respect you, and labourers follow your direction without being pushed.
- Hands-on and happy about it: Still strong on the tools, and getting steadily better at running the work around them.
- Driven: Self-motivated, and you push the work forward no matter the circumstance.
- A communicator: Proactive with trades, your Superintendent, and the PM team; clear in writing and in person.
- An organizer: Meticulous about site organization, documentation, and safety paperwork.
- Honest: Comfortable admitting a mistake, taking ownership, and fixing it.
- Mobile: Willing to travel across the Lower Mainland and stay flexible on work locations.
- 5+ years of commercial construction experience, including 2+ years as an assistant/lead carpenter or foreman.
- Commercial tenant improvement and fit-out experience, ideally including work in occupied or operating buildings, with the landlord and adjacent-tenant coordination that comes with it.
- Journeyman Trade Certificate (carpentry preferred).
- Able to read and interpret blueprints, schematics, specifications and field drawings, and to spot conflicts.
- Competent in Procore: daily logs, observations, punch list and photo albums. Comfortable reading a schedule and facilitating look-aheads.
- Working knowledge of WorkSafeBC requirements, building codes, and commercial construction best practices.
- Able to exercise the authority needed to run a small project, or a section of a larger one, with coaching.
- Valid driver's licence and own means of transportation.
- Physically capable of the work: lifting or moving up to 50 lbs, and sitting, standing, kneeling, bending, reaching, pushing and pulling for long periods.
- Must be legally entitled to work in Canada, already reside in the Greater Vancouver area, and be available for in-person site work.
- Preferred: availability to start immediately or within 1–2 weeks. We have projects starting quickly.
