The Housing Team is focused on creating and stewarding a sustainable, equitable, and community-driven parallel housing system that provides opportunities unavailable in the general market. This includes supportive housing, affordable rental, and attainable homeownership models that support people exiting homelessness, strengthen housing stability, and address gaps such as missing-middle housing.

The Sunnyside Community is a new supportive affordable housing community project in Saint John, New Brunswick owned and operated by United Way. This community will offer up to 70 high-quality, deeply affordable modular home units, with wrap around supports to ensure residents can remain safely housed.

Reporting to the Property Manager, Affordable Housing, the Sunnyside Property Coordinator is a hands-on and resident-focused professional who can effectively balance day-to-day property operations with building positive, respectful relationships with residents and community partners. They are skilled at coordinating maintenance, repairs, contractors, and tenancy-related matters while taking initiative to ensure the property is safe, well-maintained, and welcoming. Guided by strong values and a compassionate approach, they understand that successful affordable housing management requires both caring for the physical property and supporting residents with dignity, respect, and consistency through collaborative relationships with onsite support providers and team members.

The key responsibilities of the role include:

  • Resident & Tenancy Relations: Acts as the primary on-site contact for residents for property-related matters. Supports move-ins, move-outs, tenancy administration, rent collection processes, and property-related concerns while maintaining accurate records and professional resident relationships. Works collaboratively with residents, support providers, and community partners to promote successful tenancies, address emerging concerns, and ensure residents understand their responsibilities, available supports, and community expectations.
  • Property Operations & Maintenance: Serves as the primary on-site coordinator for property operations, ensuring the housing community is safe, well-maintained, and responsive to resident needs through regular inspections, preventative maintenance, timely repairs, and oversight of property assets. Coordinates contractors, suppliers, and maintenance activities, maintains accurate records, supports procurement and emergency preparedness efforts, and works closely with the Property Manager to identify and address ongoing maintenance, safety, and capital improvement needs.
  • Administration & Reporting: Maintains accurate operational, financial, and property records while providing regular updates to the Property Manager on property conditions, resident matters, maintenance needs, and emerging risks. Supports reporting, budgeting, audits, inspections, and compliance activities, while identifying opportunities to strengthen policies, procedures, and overall site operations.
  • Compliance & Risk Management: Support housing operations in compliance with Residential Tenancy legislation, Occupational Health & Safety requirements, fire and accessibility standards, insurance obligations, and other regulatory requirements. This includes supporting or conducting inspections and reporting, managing insurance claims, and proactively identifying and mitigating operational risks.

Qualifications

  • Minimum three years of relevant experience in property operations, residential housing, facilities maintenance, affordable housing, community-based services, or a related field.
  • Demonstrated practical skills in basic property maintenance and minor repairs.
  • Ability to assess maintenance requirements and determine when work can be completed directly and when a qualified contractor is required.
  • Experience coordinating contractors, suppliers, and service providers.
  • Knowledge of, or ability to quickly develop strong working knowledge of New Brunswick residential tenancy legislation and processes.
  • Understanding of Occupational Health & Safety requirements and safe work practices.
  • Demonstrated ability to work respectfully and effectively with residents from diverse backgrounds, including individuals who may have complex needs.
  • Strong interpersonal, communication, and active listening skills.
  • Ability to establish positive resident relationships while maintaining appropriate professional boundaries.
  • Demonstrated ability to organize and prioritize work based on importance, urgency, safety, and resident impact.
  • Ability to work independently with minimal day-to-day supervision while knowing when to escalate matters to the Property Manager.
  • Strong written communication and record-keeping skills with excellent attention to detail.
  • Ability to appropriately manage confidential resident information.
  • Proficiency with Microsoft 365 (e.g., Word, Outlook, SharePoint) and the ability to learn property management and organizational information systems (i.e., Yardi).
  • Comfortable using common property maintenance, landscaping, and grounds-care tools and equipment.
  • WHMIS certification, or willingness to obtain certification.
  • Valid driver's licence and access to reliable transportation.
  • Demonstrated commitment to continuous learning relevant to the position.

They are organized, accountable, and proactive, with a hands-on, solutions-focused approach to managing operational and resident needs while building positive relationships with residents, colleagues, and community partners. Committed to Housing First, harm reduction, and trauma-informed practices, they remain calm and adaptable in changing environments and work collaboratively to support a safe, respectful, and well-managed residential community. Certifications in areas such as First Aid, crisis intervention, conflict resolution, suicide prevention, and overdose prevention are considered strong assets.

The salary for this position is $56,650 per year.
