Construction Manager – High-Rise Residential Construction
Umbrella Design is partnering with a client developing a 30-storey residential tower in Halifax, Nova Scotia, and is seeking a highly experienced Construction Manager to lead this landmark project.
The ideal candidate will bring a proven track record of delivering multiple high-rise residential developments, overseeing every stage of the project from preconstruction through to occupancy and closeout. This is an exceptional opportunity to lead a significant development in Atlantic Canada's largest city.
What you will do:
- Be accountable for the overall delivery of one 30-storey project (>$100M in value): scope, schedule, budget, quality and safety.
- Lead the project's construction team, including the Site Superintendent and Project Manager, over its 4-year build-out.
- The Construction Manager is the owner's senior construction lead. You set the project strategy, hold the budget and schedule, manage contracts and consultants, and give the site and project teams what they need to build efficiently, safely and to the highest standards.
- Responsibilities
- Project Leadership: Take full ownership of project delivery from preconstruction to occupancy and closeout. Set direction for the site and project teams and hold them to clear targets.
- Budget and Cost Control: Own the construction budget. Approve and track costs, manage change orders and contingency, and forecast cost-to-complete.
- Master Schedule: Set and maintain the master project schedule. Work with the Site Superintendent to align site sequencing with procurement, approvals and owner milestones.
- Contracts and Procurement: Lead tendering, trade award and contract negotiation. Manage subcontractor and supplier performance, claims and disputes.
- Safety: Champion a culture of safety across the project. Ensure full compliance with Nova Scotia OH&S standards and that site safety programs are properly resourced.
- Design and Consultant Coordination: Lead coordination with architects, engineers and other consultants. Manage RFIs, design changes and constructability reviews before they reach the field.
- Permits and Approvals: Manage permits, inspections and regulatory approvals with the municipality and other authorities.
- Quality and Handover: Set quality standards and oversee inspection and deficiency programs. Lead commissioning, occupancy and turnover to the owner.
- Risk Management: Identify and manage commercial, schedule and site risks. Plan for weather, market conditions, labour availability and neighbourhood impacts.
- Team Development: Recruit, mentor and evaluate the site and project management team.
What you bring:
- 12+ years in construction, with at least 5 in a senior construction or project management role on high-rise residential work.
- A track record of delivering projects over $100M on budget and on schedule.
- Strong command of construction contracts, cost control and scheduling, with experience in tools such as Procore and Primavera P6 or MS Project.
- Proven ability to lead superintendents, project managers, consultants and trades.
- A degree or diploma in engineering, construction management or a related field is an asset, as is a PMP or Gold Seal certification.
Communication and Reporting
- Report directly to the owner as their primary construction representative. The Site Superintendent and Project Manager report to you. Prepare monthly cost, schedule and progress reports for the owner, and lead regular owner, consultant and project team meetings.
Compensation and Benefits
- Full time- 3 year contract
- Base salary of $160,000 to $190,000, based on experience
