The Opportunity

Fundy Harbour Group is a family-owned and locally operated business that is growing and expanding. We are seeking a results-driven Property Manager to lead the day-to-day management of a residential portfolio anchored by South-West at Fundy Quay, with additional responsibility for Vimy Estates and Fundy Harbour Estates. Approximately half of the role will be dedicated to South-West at Fundy Quay. At this new 79-unit luxury apartment building, the Property Manager will help deliver a responsive, hospitality-driven resident experience while coordinating the people, vendors, systems and property operations required to protect the asset and achieve strong financial performance.

Key Responsibilities

Resident Experience and Property Operations

  • Serve as a visible and responsive point of contact for residents, addressing inquiries, concerns and service issues with professionalism and timely follow-through.
  • Set and maintain consistent operating and service standards across the assigned residential portfolio, with particular focus on the hospitality-driven experience at South-West at Fundy Quay.
  • Coordinate day-to-day activities among resident services, building operations, maintenance, cleaning, security and other service partners.
  • Conduct regular property inspections, identify operational and capital requirements, assign corrective actions and verify completion.
  • Coordinate move-ins, move-outs, key and access transfers, suite inspections and resident onboarding.
  • Maintain accurate property records, issue logs, incident documentation, lease information and follow-up commitments.

Leasing and Revenue Management

  • Manage residential leasing and vacancy activity, including showings, applicant screening, lease preparation, renewals and tenant onboarding.
  • Monitor vacancy, upcoming lease expirations, rental market conditions and leasing performance, and recommend action to support occupancy and revenue objectives.
  • Ensure rental agreements and landlord and resident obligations are administered consistently, including rent collection, approved rent increases, service fees and resident responsibilities.
  • Identify practical opportunities to improve property revenue while maintaining service quality and resident trust.

Maintenance, Vendors and Compliance

  • Coordinate with the maintenance team and external contractors on service requests, preventative maintenance, repairs, renovations, deficiencies, warranty items and capital improvements.
  • Administer and monitor service contracts for cleaning, security, maintenance and other property services, ensuring expectations for scope, schedule, quality and cost are met.
  • Coordinate required building inspections, testing and regulatory servicing, and support environmental, insurance and life-safety compliance for each assigned property.
  • Promote a safe environment for residents, visitors, employees and contractors and ensure urgent issues are escalated and documented appropriately.

Financial and Performance Management

  • Monitor annual operating and capital budgets for the assigned properties.
  • Monitor operating performance, expenditures, recoveries and commitments; investigate variances and coordinate corrective action.
  • Prepare clear operational reports and provide timely updates on occupancy, resident issues, maintenance, contracts, risks and capital priorities.
  • Work with internal stakeholders to reduce controllable operating costs, strengthen vendor performance and improve portfolio results.

Qualifications

  • Post-secondary education in property management, business administration, building operations or a related field, or an equivalent combination of education and relevant experience.
  • Demonstrated residential property management experience, including resident relations, leasing, inspections, maintenance coordination and day-to-day operations.
  • Working knowledge of rental agreements, contract administration, service providers, operating budgets and property reporting.
  • Strong written and verbal communication skills and the ability to work effectively with residents, contractors, maintenance staff and internal stakeholders.
  • Excellent organization and time-management skills, with the ability to manage conflicting priorities and deadlines in a fast-paced environment.
  • High level of initiative, judgment, maturity, dependability and attention to detail.
  • A collaborative approach, openness to feedback and a consistent commitment to accurate, professional service.

What We Provide

Set up to succeed

  • An opportunity to shape the operating culture and resident experience at one of the portfolio's signature residential properties.
  • A supportive, locally based team that rewards initiative, accountability and strong service.
  • Competitive pay, annual incentive, benefits and paid vacation.
