This is a hands-on, resident-facing role focused on keeping the property safe, clean, functional and well maintained. The Building Superintendent combines routine and preventative maintenance, resident service, vendor coordination, inspections, emergency response and disciplined recordkeeping to protect the asset and support a hospitality-driven living experience.
Key Responsibilities
Building Operations and Maintenance
- Conduct daily and scheduled inspections of common areas, building systems, entrances, parking areas, amenity spaces, service areas and mechanical rooms.
- Perform minor repairs and maintenance within the approved scope of the role, including basic plumbing, hardware, painting, drywall touch-ups, filter changes, light replacement and furniture adjustments.
- Receive, prioritize, document and complete assigned resident maintenance requests promptly and professionally.
- Identify recurring issues, recommend preventive action and support equipment care, energy conservation, warranty protection and long-term asset performance.
- Maintain organized tools, supplies, inventory, mechanical rooms and service areas.
Vendors, Inspections and Turnover
- Escalate specialized work to qualified trades and coordinate access and follow-up for HVAC, electrical, plumbing, fire/life safety, elevator, security and building automation contractors.
- Coordinate with property management on preventative maintenance schedules, service contracts, regulatory inspections and recurring building concerns.
- Support suite turnover, move-in and move-out inspections, deficiency tracking, warranty items and preparation of suites and common areas for occupancy.
- Maintain accurate work-order notes, inspection records, incident reports, contractor attendance logs, inventory records and outstanding-action lists.
Resident Service, Safety and Emergency Response
- Communicate professionally with residents regarding access, inspections, repairs, service interruptions and maintenance scheduling.
- Monitor and respond to safety risks, leaks, odours, noise concerns, heating or cooling issues, access concerns and other conditions affecting resident comfort or building performance.
- Participate in emergency response for water leaks, power issues, fire alarms, security incidents, elevator outages, severe weather and other urgent building matters.
- Collaborate with property management, concierge, porter, cleaning, landscaping and snow-removal teams to maintain strong standards of cleanliness, organization and curb appeal.
- Follow company policies, building rules, occupational health and safety requirements, safe lifting practices and established emergency procedures.
Qualifications
- Three to five years of experience in residential building maintenance, facilities operations, a superintendent or maintenance technician role, hotel engineering, or a comparable hands-on building operations position.
- Practical knowledge of general plumbing, HVAC and electrical basics, access control, fire/life safety systems, mechanical rooms and common-area maintenance.
- Sound judgment to troubleshoot routine issues, complete work safely and recognize when a licensed trade or specialized vendor is required.
- Strong resident-service, communication, organization and prioritization skills, including the ability to remain calm during urgent situations.
- Ability to use digital work orders, inspection records and maintenance logs, and to provide clear documentation and follow-through.
- Current First Aid/CPR, WHMIS, Fall Protection and Lockout/Tagout Awareness training, or the ability to complete required training before or shortly after starting.
- Ability to lift up to 50 lb and perform the physical requirements of the role, including standing, walking, carrying, bending, climbing permitted stairs or ladders, and working in mechanical and common areas.
- Availability for the evening and weekend on-call rotation.
