Live-in Superitendent (Super)

Position: Live-In Superintendent

Moncton, NB

Job Descriptions:

Our apartment community (2 buildings just meters apart) has an immediate opening for a Full-Time Live-in Superintendent (Super). This position is responsible for maintenance and day-to-day operations. You will perform the necessary basic repairs to our residential apartments. Provide general cleaning of common areas and the grounds, and be capable of managing and working with contractors and vendors to ensure that the scheduling and execution of apartment turn-overs and renovations are executed in a timely and efficient manner.

Key Responsibilities:

l Advertising apartments on various websites and social media;

l Showing the properties to prospective tenants;

l Screening applicants (credit check, employment verification and landlord references, eviction search, etc)

l Signing lease agreements with tenants;

l Providing complete move-in and move-out inspections;

l Collecting and depositing security deposits and monthly rents;

l Provide monthly financial and maintenance activity reports.

l Resolve tenant maintance issues

l Handle evictions in co0rdination with Sheriff department if necessary

l Handling all maintenance issues during the tenancy period;

l Performing property inspections twice yearly with full pictures and reports of findings;

l Coordinate maintenance and renovations (scheduling handyman, electrician, plumbers, and flooring, painting, etc);

l Coordinate with snow removal contractor to ensure tenant vehicles are moved for safe plowing;

l Provide janitorial services for common areas, and lawn-care;

l Maintain regular communication with owners and full transparency

Position requirements:

Ability to maintain a positive and professional attitude towards residents, visitors, and contractors. Honesty, and ability to collect and deposit rents in banks are essential. Candidates with residential property management, handyman skills such as basic electrical, plumbing and painting are preferred. This position would be suitable for a semi-retired couple.

Compensation: A one bedroom apartment in lieu of salary. Heat, water and one parking spot are included.
