The Chapman Group is assisting their client, Saint John Industrial Parks (2024) Ltd, in hiring a General Manager. This company is a significant and unique industry-based business and development opportunity in Saint John, focused on attracting local, national, and global businesses to start or expand their operations in the region. Position Summary
The General Manager is accountable to the Board of Directors for the strategic, operational, and financial leadership and management of Saint John Industrial Parks. This role ensures the long‑term viability, competitiveness, and growth of the organization by overseeing asset management, stakeholder engagement, business development, tenant relations, and operational excellence. The General Manager acts as a key ambassador for the organization, fostering strong partnerships across government, industry, and the community.
Strategic Leadership & Asset Management
- Lead the communication, development, and implementation of the Asset Management Plan, strategic plan, and standard operating procedures. Ensure the interests of the organization are maintained and enhanced through full participation in strategic growth.
- Establish and implement site‑level vision, mission, values, and organizational strategies.
- Develop short, mid, and long‑term strategies to strengthen net operating income and overall park performance.
- Collaborate with the City of Saint John on long‑term capital programs and asset management initiatives.
Business Development & Market Engagement
- Maintain deep awareness of market conditions, investment principles, and Saint John's competitive value proposition. Maintain an understanding and awareness of market conditions… to demonstrate competitive advantages.
- Actively pursue business development opportunities through networking, stakeholder engagement, and client relationship building.
- Support investors through regulatory wayfinding and business‑to‑business connections.
- Track and manage the client base and opportunity pipeline to ensure timely communication and follow‑through.
Stakeholder & Partner Relations
- Engage regularly with key partners including ONB, ACOA, RDC, Envision, Port Saint John, Saint John Airport, BDC, and the Chamber of Commerce. Regularly engage and collaborate with sister partners to ensure awareness of market opportunities.
- Build and maintain strong relationships with tenants, suppliers, government agencies, and community organizations.
- Represent the organization in community programs and public‑facing activities to enhance public relations.
- Operational & Financial Management
- Prepare, monitor, and analyze capital and operating budgets; recommend solutions to ensure long‑term financial sustainability.
- Oversee operational expenditures, capital projects, vendor sourcing, and contract negotiations.
- Conduct regular property inspections to ensure high‑quality operations and maintenance.
- Ensure full compliance with Occupational Health & Safety policies and standards.
Leadership & Team Development
- Lead, mentor, and evaluate direct reports across Operations, Maintenance, Marketing, Administration, Security, Specialty Leasing, and Sales. Supervise, coach, and train direct reports to ensure financial and service quality goals are not only met but exceeded.
- Conduct annual evaluations, goal‑setting sessions, and ongoing coaching to support employee satisfaction and productivity.
- Participate in hiring and training processes as required.
- Foster a cohesive, high‑performing team environment through regular communication and collaboration.
Customer Service & Issue Resolution
- Deliver exceptional customer service to tenants, partners, and the public.

Reporting & Compliance

- Bachelor's degree in Business, Commerce, Public Administration, Engineering, or related field (MBA preferred).
- 10 + years of progressive leadership experience in operations, asset management, real estate, or economic development.
- Demonstrated success in stakeholder engagement and business development.
- Experience working with diverse stakeholders within the community, government, private and non-profit sectors.
- Strong financial acumen, including budget development and capital planning.
- A background in law, accounting, marketing, or communications is considered an asset.
- Excellent communication, negotiation, and relationship‑building skills.
- Ability to manage complex projects and lead multidisciplinary teams.
Compensation
The annual salary range for this position is $130,000-$165,000. The successful candidate will also be eligible for a competitive benefits package and performance-based bonus program. Total compensation will be commensurate with the candidate's experience, education, skills, and qualifications.
