Summary:

The Maintenance Superintendent will oversee daily operations of industrial and residential properties. They will ensure the buildings are functional and well-maintained, providing a safe and comfortable environment for everyone.

Key Responsibilities:

Health and Safety:

  • Follow and enforce safety policies and procedures.
  • Ensure fire alarms, sprinklers, and other building systems work properly and meet regulations.
  • Conduct regular safety checks and fix any hazards quickly.
  • Keep records of maintenance and repairs.

General Maintenance and Repairs:

  • Inspect properties regularly to find maintenance needs.
  • Perform minor plumbing repairs like fixing leaks and unclogging drains.
  • Handle basic electrical repairs, such as changing light bulbs and fixtures.
  • Do minor carpentry tasks like assembling furniture.

Grounds and Exterior Maintenance:

  • Salt walkways in winter for safety.
  • Hang signs as needed.
  • Keep outdoor areas clean and tidy, including trash removal and landscaping.

Building Operations:

  • Monitor and manage HVAC systems for tenant comfort.
  • Coordinate with contractors for repairs and projects.
  • Maintain inventory of supplies and equipment.
  • Pick up parts and materials as needed.
  • Travel occasionally for work.
  • Perform other duties as assigned.

Qualifications:

  • High school diploma or equivalent; technical or trade school certification preferred.
  • Valid G driver's license and access to a personal vehicle. NOTE: A clean driver's abstract is required to be eligible for this position.
  • Minimum 3-5 years of experience in an industrial setting.
  • Proven experience as a Building or Maintenance Superintendent, or in a related role.
  • Basic knowledge of building systems, including HVAC, plumbing, and electrical.
  • Ability to perform minor plumbing, electrical, and carpentry repairs.
  • Able to lift to 50 pounds.
  • Strong problem-solving skills and attention to detail.
  • Excellent communication and interpersonal skills.
  • Ability to work independently and manage time effectively.
  • Positive attitude and teamwork skills.
  • Proficiency in verbal, written, and presentation communication.
  • Basic computer skills (MS Office).
  • Proven ability to meet deadlines consistently.
  • Skilled in conflict resolution.
  • Flexible availability (days, nights, weekends) when required.
  • Working with Heights Certification, preferred.
  • Forklift license, preferred.
