Summary:
The Maintenance Superintendent will oversee daily operations of industrial and residential properties. They will ensure the buildings are functional and well-maintained, providing a safe and comfortable environment for everyone.
Key Responsibilities:
Health and Safety:
- Follow and enforce safety policies and procedures.
- Ensure fire alarms, sprinklers, and other building systems work properly and meet regulations.
- Conduct regular safety checks and fix any hazards quickly.
- Keep records of maintenance and repairs.
General Maintenance and Repairs:
- Inspect properties regularly to find maintenance needs.
- Perform minor plumbing repairs like fixing leaks and unclogging drains.
- Handle basic electrical repairs, such as changing light bulbs and fixtures.
- Do minor carpentry tasks like assembling furniture.
Grounds and Exterior Maintenance:
- Salt walkways in winter for safety.
- Hang signs as needed.
- Keep outdoor areas clean and tidy, including trash removal and landscaping.
Building Operations:
- Monitor and manage HVAC systems for tenant comfort.
- Coordinate with contractors for repairs and projects.
- Maintain inventory of supplies and equipment.
- Pick up parts and materials as needed.
- Travel occasionally for work.
- Perform other duties as assigned.
Qualifications:
- High school diploma or equivalent; technical or trade school certification preferred.
- Valid G driver's license and access to a personal vehicle. NOTE: A clean driver's abstract is required to be eligible for this position.
- Minimum 3-5 years of experience in an industrial setting.
- Proven experience as a Building or Maintenance Superintendent, or in a related role.
- Basic knowledge of building systems, including HVAC, plumbing, and electrical.
- Ability to perform minor plumbing, electrical, and carpentry repairs.
- Able to lift to 50 pounds.
- Strong problem-solving skills and attention to detail.
- Excellent communication and interpersonal skills.
- Ability to work independently and manage time effectively.
- Positive attitude and teamwork skills.
- Proficiency in verbal, written, and presentation communication.
- Basic computer skills (MS Office).
- Proven ability to meet deadlines consistently.
- Skilled in conflict resolution.
- Flexible availability (days, nights, weekends) when required.
- Working with Heights Certification, preferred.
- Forklift license, preferred.
